COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Uses that are indicated on the development plan must meet minimum motor vehicle and bicycle parking, off-street loading, and AEZ criteria. From the list of proposed uses and parking calculations, please remove the following uses: Salvaging, Communication, and Trade Service and Repair Major. These uses will require additional parking and/or special requirements to be done to the site which currently cannot be met as drawn.

2. Please make sure that surrounding zoning is readable. Current font/style does not reproduce well and cannot be read.

3. Please provide a minimum distance of five (5) feet for a pedestrian refuge area between the building and PAAL. Within this refuge area a four (4) foot wide sidewalk must be provided and be physically separated with curbing. (DS 3-05.2.2.B.1) The minimum width of a two-way traffic aisle is twenty-four (24) feet. (DS 3-05.2.1.C.1). Please provide the required refuge area and sidewalk along the northwest side of the building.

4. The pedestrian refuge area located along the northwest property line linking the bicycle parking to parking spaces to the north must be a four (4) foot wide concrete sidewalk and be physically separated from the vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means.

5. Please revise the handicap parking detail C/3. For every six accessible spaces provided at least one shall be van accessible. The aisle is to increase to eight (8) feet per TDOT requirements for van accessible spaces for a total of sixteen (16) feet for both parking space and access aisle.

6. Signage for accessible parking is to be posted at seven (7) feet from the curb to the bottom of the sign per TDOT requirements. Please revise detail B-1/3

7. Please add the off-street loading requirements per Table 3 (LUC 3.4.5.3), two (2) spaces are required for GFA between 10,001-30,000 sq. ft. This will require the addition of a second off-street loading space twelve (12) feet wide by thirty-five (35) feet long. Provide the required length and wide of both spaces with the revised calculations.

8. Detail O-3 is for trash pick-up. Please denote how large semi-trucks can maneuver into the proposed off-street loading space. It appears that the way the space is located it large trucks will not be able to get in and out of the space. The size of the maneuvering area is based on national standards for turning radii required of the vehicles for which the space is designed.

9. Please dimension the distance between the building and the northwest and southwest property line.

10. It is suggested that Class 1 bicycle parking be removed from the development plan. Any use providing less than fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces.
