Please provide a minimum distance of five (5) feet for a pedestrian refuge area between the building and PAAL. Please provide this dimension in detail H/3. 2. Please dimension wheel-stop curbing two and one-half (2 ½) feet from the front of the required parking spaces. In detail I/3. 3. Please add truncated domes at the entrance to the cross walk. The domes are to provide a warning and direction to visually impaired individuals of a vehicle use area. The current placement would direct that person into fencing or directly into traffic. The area covered by the truncated domes shall be twenty-four (24) inches deep and extend the width of the crosswalk. ANSI 406.12, ANSI 705 4. Back-up spurs are required at the end of both parking areas. A back-up spur will be provided at the end of a row of parking if no ingress or egress is provided at that end. The spur will be a minimum of three (3) feet in depth, will have a three (3) foot radii, and will have a wheel barrier to prevent encroachment onto any unsurfaced areas. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. When the last space in a bay of parking is wider than eight and one-half (8½) feet, the back-up spur can be reduced in size, subject to approval by the Traffic Engineer. DS 3-05.2.2.D 5. Previous Comment - Please add the off-street loading requirements per Table 3 (LUC 3.4.5.3), one (1) space required for GFA between 1,500-10,000 sq. ft. to show that this requirement is being met. Also provide the required length and wide of both spaces and indicate that the most restrictive is being used. LUC 3.4.5.1 & LUC 3.4.5.3 This comment was made to have the off-street loading calculation show both tables indicating that providing one space meets both requirements depending on the actual principal use that will occupy the site. It was not intended to make the applicant supply two off-street loading spaces. The total square footage did not exceed 10,000 sq. ft. (both building and work area). A single off-street loading space 12'x55' is required and will meet the requirements of both tables. What must be demonstrated is the vehicles ability to maneuver into and out of the space without crossing into or reducing a parking space. Per LUC Sec. 3.4.4.2.A: A street may be used for maneuvering of a delivery vehicle into, or out of, a loading space, provided it is for a use with only one (1) space, and if: 1. The street is not shown on the Major Streets and Routes (MS&R) Plan; or 2. The street is not a local residential street; or 3. The street does not abut a residential zone within the same block or within three hundred (300) feet of the nearest point of access to the loading zone.
