Development Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Please list estimated cut & fill quantities. The DP is a Site plan with a re-zoning history. The c/f quantities will be checked against the grading plan for consistency. The c/f quantities an estimate only. Revise as required.
3. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The approach to the refuse enclosure still does not meet standards. Perhaps a meeting to discuss its location is necessary. Contact Paul Machado for an appt.

Drainage Statement:
1. The DS has been accepted for DP purposes only.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Within the location map please label the S.P.R.R. line and the drainageway.

2. Uses that are indicated on the development plan must meet minimum motor vehicle and bicycle parking, off-street loading, and AEZ criteria. From the list of proposed uses and parking calculations, please remove the following uses: Salvaging, Communication, and Trade Service and Repair Major. These uses will require additional parking and/or special requirements to be done to the site which currently cannot be met as drawn.

3. Please make sure that surrounding zoning is readable. Current font/style does not reproduce well and cannot be read.

4. It is suggested that Class 1 bicycle parking be removed from the development plan. Any use providing less than fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces.

5. Please provide a minimum distance of five (5) feet for a pedestrian refuge area between the building and PAAL. Within this refuge area a four (4) foot wide sidewalk must be provided and be physically separated with curbing. (DS 3-05.2.2.B.1) The minimum width of a two-way traffic aisle is twenty-four (24) feet. (DS 3-05.2.1.C.1). This is to be shown on both the plan view and detail H/3

6. Detail I/3 does not make sense using dimensions less than two (2) feet. Please explain

7. Truncated domes are to be places at the beginning of the access aisle. Detectable warnings (truncated domes) are required at all accessible aisles. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the access aisles of handicapped motor vehicle parking spaces. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line.

8. Please dimension the back-up spur at the southwest end of the parking lot. The spur will be a minimum of three (3) feet in depth and will have a three (3) foot radii. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height.

9. Please revise detail B/3. Signage for accessible parking is to be posted at seven (7) feet from the curb to the bottom of the sign per TDOT requirements.

10. Please add the off-street loading requirements per Table 3 (LUC 3.4.5.3), one (1) space required for GFA between 1,500-10,000 sq. ft. to show that this requirement is being met. Also provide the required length and wide of both spaces and indicate that the most restrictive is being used.

11. Please provide the street setback from Camino Abril. The required setback is the greater of twenty-one (21) feet or the building wall height measured from the back of travel lane.

12. Please dimension the minimum seventy-two (72) inch length per bicycle parking space (DS 2-09.5.1) in detail J/3.

13. Please revise detail G/3. Landscaping and sidewalk does not appear within the plan view along the northwest property line.

14. Please indicate that gate will remain open during business hours to allow access to required parking.

15. Please correct the acronyms from AHD to ADC in general note 22. The reviewer provided the wrong acronym.

SUBJECT TO THE ABOVE, the Pima county Department of Environmental Quality and the Wastewater Management Department hereby CONDITIONALLY approve the above referenced submittal of the Development Plan as received by us on March 19, 2007. The revision may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines.
