The Development Plan (DP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Development Plan: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. Please list estimated cut & fill quantities. The DP is a Site plan with a re-zoning history. The c/f quantities will be checked against the grading plan for consistency. The c/f quantities an estimate only. Revise as required. 3. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The approach to the refuse enclosure still does not meet standards. Perhaps a meeting to discuss it's location is necessary. Contact Paul Machado for an appt. 4. Show drainage protection at the discharge point of the P.A.A.L. area. Call out and dimension the rip-rap used for protection. Details of all drainage structures are required on the DP. 5. Per the DR by Ryan engineers, the gunite channel at the North property line is 0.5' thick. The proposed "weir/cut" of 0.375' into the exist. gunite channel will only leave 0.125' thick of concrete w/o steel reinforcement. Uses that are indicated on the development plan must meet minimum motor vehicle and bicycle parking, off-street loading, and AEZ criteria. From the list of proposed uses and parking calculations, please remove the following uses: Salvaging, Communication, and Trade Service and Repair Major. These uses will require additional parking and/or special requirements to be done to the site which currently cannot be met as drawn. 2. It is suggested that Class 1 bicycle parking be removed from the development plan. Any use providing less than fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces. LUC 3.3.7.8.A 3. Please add the off-street loading requirements per Table 3 (LUC 3.4.5.3), one (1) space required for GFA between 1,500-10,000 sq. ft. to show that this requirement is being met. Also provide the required length and wide of both spaces and indicate that the most restrictive is being used. LUC 3.4.5.1 & LUC 3.4.5.3 4. Please indicate that gate will remain open during business hours to allow access to required parking. 5. Please make sure that surrounding zoning is readable. Current font/style does not reproduce well and cannot be read. 6. In cross section J/3 please dimension the five foot pedestrian refuge area as required by DS 3-05.2.2.B.1. 7. Please revise detail C/3, placing the truncated domes at the beginning of the access aisle. Detectable warnings (truncated domes) are required at all accessible aisles. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the access aisles of handicapped motor vehicle parking spaces. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. ANSI 406.12, ANSI 705 8. Signage for accessible parking is to be posted at seven (7) feet from the curb to the bottom of the sign per TDOT requirements. Please revise detail B/3. 9. Please dimension the separation between bicycle parking spaces as thirty (30) inches. The spacing is currently shown as twenty-nine (29) inches. DS 2-09.5.1.A 10. Please correct the acronyms from AHD to ADC in general note 22. The reviewer provided the wrong acronym. 11. All changes, modifications, and/or corrections must be made on all applicable plans including the development plan, landscape plan, and NPPO. Once changes, modifications, and/or corrections are made and reviewed further comments may result.
