COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. It is not clear per the plan the public is allowed on the site. Address the following items:

a. All sidewalks must be physically separated from the vehicular use areas. The means for separation include a raised concrete sidewalk, curbing, or post barricades no more than five feet on center per COT/PC Standard Detail No. 106, may be used. If an alternative design for post barricades is used, for example decorative bollards, a greater separation may be approved on a case by case basis, so long as the maximum horizontal clearance is six feet or less.

b. Include a detail drawing of the following areas where the physical separation must be provided. The sidewalk area east of the four parking spaces, the sidewalk area adjacent to the fence next to the dumpster enclosure, and the sidewalk area adjacent to the east side of the building.

c. Portions of certain Land Use Classes which by their nature will not be used for public pedestrian access, such as industrial uses, commercial storage uses, contractor's yards, or similar uses, are not required to have sidewalks constructed in conformance with this standard, as long as adequate pedestrian refuge areas are provided. In cases such as mentioned above, a minimum 4-foot wide striped area would be sufficient. This would be acceptable in such an area as the one adjacent to the east side of the building if public access is not allowed in the rear yard areas. If this is the case in this area add a keynote that states no public access beyond fenced area or a note that clearly designates no public access.

d. Add a keynote that states the gates will remain open during working hours to allow for parking when overflow is needed.

Address items a-d which includes revising the plan sheets and add detail drawings as required in order to demonstrate compliance with Development Standards 2-08.
