The off-street loading spaces appear to be difficult to maneuver in and out of. Staff suggests shifting the spaces to be side-by side against the back fence. This would allow trucks to make the radius to park and allow the vehicles to back-up and exit. If the main entry into the building is not on the east side the remainder of the required five (5) foot pedestrian refuge can be striped along the remainder of the building since area is intended for employees only. 2. Please place truncated domes on both sides of the crosswalk in the direction of travel. Domes allow sight impaired individuals to be alerted when they are entering a vehicle use area and provides a means direction. The current domes would direct individuals into the wrought iron fence and out onto the PAAL. ANSI 406.12, ANSI 705 3. Please strip the space in front of the proposed planter to discourage motor vehicles from utilizing this area as a parking space. 4. The landscape plan does not match the proposed development plan. DS 6-01.4.1.I Recommend positioning enclosure by flipping the current design so that the enclosure is centered at the eastend of the parking lot (where the plan currently shows service vehicle backing into). The service vehicle can then use the current placement of the enclosure as a lane for backing into and pull forward to exit. Please correct with resubmittal. |
