Development Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The future SVT's must also be shown. The FOC is 10' from the future right-of-way.
3. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Per previous comment.
4. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. The future face of curb is 10' in from the future right-of-way line. Dimension the future sidewalk area.
5. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. There seems to be a discrepancy between the basis of bearing in the "Survey Notes" and the "Horizontal and Vertical control……Points". Revise as necessary.
6. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The dumpster enclosure must have an inside 10'x10' clear area from bollard to bollard, side to side and front to rear.

1. The following items found in the parking calculations are to be corrected/revised:

a) Remove "Parking No Spaces Required" from Development Criteria 4.
b) Correct total parking required to "57" in Development Criteria 4.
c) The required bicycle parking calculations are to be based on provided motor vehicle parking for general merchandise use only. Based on twenty-one (21) spaces the amount of required bicycle parking is two (2) spaces, one (1) Class 1 and one (1) Class 2. The provided amount can exceed required.
d) Remove off-street loading calculation for commercial storage from Development Criteria 6.
e) Correct the off-street loading space size for automotive- major service and repair to "twelve (12) feet by thirty-five (35) feet" in Development Criteria 6.
f) Correct the number of required van accessible spaces from "every 8" to "every 6".

2. Please label the work bays within the building 1 as "Not for Public Access". This will allow the striped five (5) foot pedestrian refuge area to remain as shown on the plan for Building 1.

03/12/2007 ANDY VERA ENV SVCS REVIEW Denied * Enclosure has been repositioned from previous drawing so that the 14'x40' clear approach required is in conflict with curb access ramp. Reposition as previosly shown and it will work.
* Enclosure detail does not meet the required 10ft clear between the side wall protectors per DS. Also, the wall protector needs to demonstrate separation from the wall with a recommended minimum of 6 inches.
03/16/2007 JOE LINVILLE LANDSCAPE REVIEW Denied 1) A vehicular use area must be provided with post barricades or wheel stop curbing (as indicated per keynote 8 on the Development Plan) designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings and to prevent vehicles from driving onto unimproved portions of the site. DS 3-05.2.3.C. Revise the plans as necessary to include a sufficient barrier at the edge of the paved area at the northeast portion of the site. at the perimeter of the repair stalls or whever the pavement terminates.

2) Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site
storm water runoff for supplemental on-site irrigation purposes. Revise the development and grading plans to comply and show specific water harvesting areas on the landscape plan. The development plan does not currently indicate drainage flow to landscape areas other than the retention/detention basin. LUC 3.7.4.3

3) Revise the landscape plan plant legend and the NPP Mitigation Calculations to conform to the NPP Inventory Totals. The planting plan indicates that 4 barrel cactus are TOS, but the NP Inventory indivcates 12 total. The infornation for Ocotillos is similarly inconsistent. Show all of the native plants on the landscape plan. DS 2-15.3.4.B.

The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office. This is the 2nd request.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $78 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
