all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area. LUC 3.7.4.3.B
Show water harvesting areas on the landscape plan.

9) Vegetation or structures higher than thirty (30) inches must be located outside of the sight visibility triangle. Show the sight visibility triangles on the landscape and development plans. DS 2-07.2.2

10) Revise the landscape plan to include the location and purpose of utility easements and other easements. DS 2-07.2.2.E.1

Development Plan

TRANSMITTAL DATE: December 5, 2006

DUE DATE: December 11, 2006

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is November 12, 2007.

2. Please correct the annexation case number in the lower right corner of all sheets. The correct number is C9-84-84 not C09-84-84.

3. Case number D06-0042 has been assigned to this development plan (DP). Please place this number in the right corner of all sheets of the development plan, landscape plan, NPPO, and any other associated sheets.
DS 2-05.2.2.B.2

4. General note 3 lists the property as automotive service and repair. Parking calculations indicate uses as automotive service major and general merchandise and off street loading adds commercial storage as an additional use. On sheet 3 of 3 in detail 11 the use of the future building is labeled as general manufacturing. Please clarify the principal uses on the property. Per the commercial use group LUC Sec. 6.3.5.22 Trade Service and Repair includes bodywork and painting of automobiles. Please verify if commercial storage is for vehicles that are being worked on. If so then that use is accessory to the principal use and does not require separate calculations for parking and loading. Once the correct uses are provided motor vehicle/bicycle parking, and off street loading calculations are to be revised accordingly. Parking requirements are to be consistent with proposed uses. Parking calculations for motor vehicles, bicycle, and off street loading will not be reviewed until uses are determined.
DS 2-05.2.2.B.3 & LUC 6.3.5.22

5. Please list all applicable conditions of annexation (C9-84-84, Ord. 6143) on the development plan as a note. A separate response letter detailing compliance with the conditions of annexation is to be provided with the resubmittal.
DS 2-05.2.2.B.7 & 2-05.2.4.U

6. Please add the general note 4 the LUC Sec. 2.8.3 for MS&R and add Sec. 2.8.5, Airport Environs Zone (AEZ).
DS 2-05.2.2.B.10

7. Please draw all existing easements on the plan along with recordation information, location, width, and purpose. If an easement is no longer in use and scheduled to be vacated or has been abandoned, so indicate. If none exist provide response to reviewer's comments. Also if easements are purposed please draw, dimension and label as to their purpose and whether they will be public or private. If none exist provide response to reviewer's comments.
DS 2-05.2.3.B & DS 2-05.2.4.G

8. Please provide the recordation data, type and dimensioned width of existing paving, curbs, and sidewalks within Old Vail Road.
DS 2-05.2.3.C

9. The minimum width for two way PAALs is twenty-four (24) feet. Please indicate if the PAALs to the east and west of the site are intended as two way or one way PAALs. If one way provide directional arrows to indicate traffic flow. If two way they must be increased to the minimum size. The PAAL abutting the future off-street loading space must also provide directional arrows to indicate direction of traffic flow.
DS 3-05.2.1.C.1

10. Sidewalks are required adjacent and parallel to any PAAL on the side where buildings are located. They are to be physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means. The current striped pedestrian areas do not met this requirement. Please revise.
DS 2-08.4.1 & B

11. Please dimension the wheel stop cubing shown in detail 9 on sheet 3 of 3. The curbing is to be located two and one half (2 1/2) feet from the front of the parking space.
DS 3-05.2.3.C.2

12. Please correct the handicap sign detail. The required height of the signage is seven (7) feet per TDOT regulations.

13. Detectable warnings (truncated domes) are required for access aisles to handicap parking spaces. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width access aisles of handicapped motor vehicle parking spaces. Please revised detail 9 on sheet 3 of 3 to include truncated domes.
ANSI 406.12, ANSI 705

14. Please include in motor vehicle parking calculations the required number of handicap parking spaces (including number of van accessible) and the number provided. Once provided further comments may be generated.

15. Please add to the FAR maximum allowed as "Per Airport Environs Zone (AEZ) ADC-3". Correct maximum building height allowed to "sixty-two (62) feet from design grade per AEZ ADC-3".
LUC 2.8.5.8.C.1.b & d

16. Please indicate what cross section 2/5 was taken from on the plan view.

17. Please provide information if the commercial parking units are enclosed, covered, etc.

18. Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.
DS 2-09.5.1, DS2-09.5.2, DS 2-09.5.4, & DS 2-09.6.2

19. Please show sight visibility triangles for Old Vail Road based on the MS&R cross section.

Also indicate if there are existing billboards on site. Billboards will be required to meet all LUC requirements as stated in LUC Sec. 3.5.4.26. If none exists please state so.
DS 2-05.2.4.W & LUC 3.5.4.26
22. Please remove the subdivision coordinator box. This is not used.

23. All changes, modifications, and/or corrections must be made on all applicable plans including the development plan, landscape plan, and NPPO. Once changes, modifications, and/or corrections are made and reviewed further comments may result.

If you have any questions about this transmittal, please call Karol Aragonez, (520) 791-5550, ext. 1197.
