SUMMARY: Engineering Division of Development Services Department has received the revised development plan. Engineering Division has reviewed the submitted development plan and recommends conditional approval at this time. The following items need to be addressed prior to Mylar submittal:

DEVELOPMENT PLAN:

1) DS Sec.2-05.2.4.W: Revise the 'revised' development plan to show the proposed sign footprint per the last approved development plan or revise keynote #39 to state "No signs are allowed within the Sight Visibility Triangles". The dimensions do not have to be exact; however it does need to clearly show that the sign will not be constructed within the SVTs.
2) Any significant changes required by other City of Tucson Review Departments will require a re-review of the revised development plan. If the changes from those Departments are to be made on the Mylar provides a comprehensive response letter clearly stating what revisions were made and where on the plan the changes took place.

DRAINAGE REPORT:

3) Provide a Drainage addendum or letter that discusses the revised development plan to ensure that all aspects of the proposed drainage solution are still applicable and functions as designed.

GRADING PLAN:

4) DS Sec.11-01.2.1: For future reference a revised grading permit will be required for this project. A grading permit may not be issued prior to development plan approval.
5) Please ensure the grading plan is consistent with the revised development plan, Drainage Report, and Geotechnical Report. Grading standards may be accessed at: http://www.ci.tucson.az.us/dsd/DevStandsTOC.pdf.

GENERAL COMMENTS:

Please provide the Final development plan Mylar for review and approval and a revised drainage addendum that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. We have sent to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of wastewater fixture units. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the DP
.
Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the . The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

09/10/2008 ANDY VERA ENV SVCS REVIEW Approv-Cond ES approves of this DP as long as the following conditons are met:

1. Label trash enclosure so identifiable and in conjunction with keynote 21.

2. Vertical curb/island directly west of enclosure (southside) needs to be increased to a minimum 25 ft radius to allow adequate manueverabiltiy for collection vehicle to position itself to and from enclosure area.

3. Sheet 4, Double Dumpster Enclosure - Change spacing of rear post barricades/bollards from 6.7 ft to 4 ft for each container service area and adjust other diemnsions accordingly.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The revised development plan has been reviewed by zoning. The following item must be addressed.

While all the changes made to the site are consistent with the development criteria and development standards the only item that may not have been addressed correctly is the AEZ. It appears that in lowering the height of the building the length of the building was increased to the west side of the project site. Based on the AEZ overlay maps a portion of the North West corner of the building is now in the AEZ 55 height limitation. It is important to draw and label the AEZ AHD height lines that affect this site.

The revised development plan cannot be approved until the requested information has been added to the plan and reviewed. To correctly locate the AHD lines on your drawing you must contact DUPD for assistance in locating the lines and the reference points used to draw them on the City AEZ maps.

Once the AHD lines have been drawn on the development plan, set up an appointment with me to go over the findings and any revisions necessary. Provide documentation from DUPD relative to the AHD lines. I am willing to look over the plan prior to re-submittal to CDRC.
