The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

1. The curb ramp flares shall not be steeper than 1:10. Counter slopes of adjoining gutters and road surfaces immediately adjacent to the curb ramp shall not be steeper than 1:20. The adjacent surfaces at transitions at curb ramps to walks, gutters and streets shall be at the same level. All slopes are to be indicated on the ramp details.

SUMMARY: Engineering Division of Development Services Department has received the revised development plan, revised drainage report (Kimley-Horn and Associates, Inc, 14JUL07), last approved Drainage Report for Bay Colony Technology Center, Lots 3 and 13 (CMG Drainage Engineering, Inc, 18SEP02), and Geotechnical Investigation Report (Forsee&Vann, Inc, 16FEB06). Engineering Division has reviewed the submitted development plan and recommends conditional approval at this time. The following items need to be addressed prior to Mylar approval:


DEVELOPMENT PLAN:

1) DS Sec.2-05.2.4.T: The refuse vehicle must have a maximum back-up distance of 40-feet and can not back-up into or over a pedestrian circulation. Per the last submitted development plan the refuse vehicle has to back up greater than the allowed 40-foot distance and will be required to back into one lane of a 24-foot ingress egress easement. A Development Standard Modification Request (DSMR) is required in order to approve the proposed maneuverability.

2) Provide the approved DSMR to the CDRC Department prior to Mylar approval. The Development Plan Mylar can not be approved prior to DSMR approval


GENERAL COMMENTS:

Please provide the approved DSMR for the refuse vehicle maneuverability and the Development Plan Mylars.
