The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS:

The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

1. The tentative plat may not have final approval prior to Overlay Zone application approval.

2. Please revise plan view and detail H/4 placing truncated domes in the direction of travel into the access aisle as warning that an individual is leaving the pedestrian path and entering the vehicle use area. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the access aisle, preceding the access aisle in the direction of pedestrian travel.

10/29/2007 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Projects subject to the provisions of LUC 2.8, Overlay Zones (SCZ, ERZ, WASH) are reviewed in accordance with the procedures of TCC 23A-51. The DSD full notice procedure requires a separate application and review.
Note the SCZ, ERZ/WASH case # and date of approval on the Development plan.

2) Revise the 5' High decorative masonry wall call-out on the landscape plan so that the leader points to the wall.

3) Per LUC 3.7.3.7.D "Nonwood fences, such as chain link, may not be used along a street frontage along a Gateway Route or within the SCZ". In addition, basins with 4:1 slopes do not require fencing per the Development Standard. In fact the stormwater manual presents requirements and guidelines designed to preclude the need for fencing in most instances.

4) The site is impacted by the floodplain of the West Branch of the Santa Cruz River which is an ERZ wash. The project site contains riparian habitat regulated by the ERZ overlay zone and the floodplain regulations. Approval of the ERZ application is required prior to Development Plan approval. LUC 2.8.6
