This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. Sheet 3 and 4: There should be a cleanout( or manhole if the north running sewer line is 6" or greater) located at the intersection of the east running BCS and the north running BCS. Also the slopes/length and material of pipe for the BCS needs to be shown on plan. This is the 2nd request. 2. The slope and length of the 8" sewer line on property needs to be shown for each segment between manholes. 3. The invert for manhole # 1 is lower then MH# 2. Which way is the sewer flowing? The manhole sequencing should be going from higher manholes #'s upstream to MH #1 being the furthest downstream. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. D06-0035 WILLDAN PROJECT NO. 16608-7001 The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Pen or pencil corrections on final prints are not acceptable. Should you have questions regarding the comments herein, please contact your plans examiners, David Gue. GENERAL COMMENTS: Be advised that the Conditions of Rezoning states: The owner/developer shall dedicate sufficient additional right-of-way, if necessary, to accommodate a bus bay/pullout at the existing bus stop located on the southwest corner of Valencia and Headley roads. Any relocation, modification, etc. of existing utilities and/or public improvements necessitated by the proposed development shall be at no expense to the public. DRAINAGE REPORT COMMENTS: Page 7 Third paragraph – Last sentence therein, please refer to comment on Figure 4, below. Fourth paragraph – Reference box culvert, 5’ wide, 2.5’ deep, typical section, cross section DD. Please refer to comments of Figure 4, below. Figure 4 Cross section DD – Please verify that the pre-cast 5’x2.5’ RCBC, does in fact provide for a 2.5’ clear opening for the RCBC, and if so, does the top slab of the box serve as the sidewalk? Suggest providing a detail and section for the pre-cast box and revise this section as may be required. The proposed piping system is designed to handle the Q100-23.7 cfs, which is the opposite flow at CD11. In order to eliminate or reduce the ponding, we offer the following for your consideration: Construct a headwall at the inlet end of the 3-RCD’s and provide a rip-rap apron at the inlet. Within the limits of ponding shown, provide a grade to drain to inlet note. Please refer to Figure 4 redline. GRADING COMMENTS: Sheet 2 First review comment 2-3 – Your response – We have added Key Note 10 to Grading Plan – Key Note 10 shown on the Grading Plan doesn’t show pavement sections – Please verify. First review comment 2-11 – Please refer to the Drainage Report, Figure 4 for additional comments. Pre-cast culvert section – Please refer to the Drainage report, Figure 4 for comments. We suggest adding FG, SW to elevations identified on redlines. Show an offset distance from south boundary line for the proposed 2” waterline. DEVELOPMENT PLAN COMMENTS: Sheet 1 Please indicate on the plans that the spandrel proved at the southwest corner of Headley and Valencia Roads is 30 feet, it currently states that it is 25 feet, which does not comply with the Conditions of Rezoning. Please label the additional right-of-way required by the Conditions of Rezoning #2 on the plans. Please provide additional paving curb and four-foot wide sidewalks along the site frontage of Headley Road according to the Conditions of Rezoning #8. Conditions of Rezoning #11 – The word ‘west’ is misspelled. Please design and provide all the elements required by the Conditions of Rezoning #21 including: a 40-foot wide buffer on the south side of the property, a 5-foot wide meandering path with a gate on the south property boundary, and a path connecting the site to the south property line. Sheet 3 Add an offset distance from south boundary line for the proposed 2” waterline. Key Note (20) – Add 60” minimum cover. Sheet 4 The 20’ distance shown from the south boundary line to the 2” waterline should be shown to the proposed 6” sewer line per the Grading Plan. Show an offset distance for the waterline. Once the necessary corrections are made per on-line comments, please submit the following documents for sign-off. 1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). AND 1 Double Matte right-reading Océ or Photo Mylar of the Development Plan. AND 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and two (2) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options. TO ENSURE A MORE RAPID REVIEW OF THE MYLARS, PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK.
