D06-032

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

You are proposing, as part of this project, to connect the proposed sewer line into the 8-inch public sewer G-2004-027. This public sewer G-2004-027 is now being formally accepted for service by the PCWMD .

The Pima County Department of Environmental Quality and the Wastewater Management Department hereby approve the above referenced submittal of the Development Plan received by us on June 25, 2007.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to
the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution.

If you have any question regarding the above comments, please do not hesitate to contact me.

Sincerely,

SUBJECT: FIRST MAGNUS NATIONAL BANK - REVISION

Tucson Electric Power Company has reviewed and approved the development plan submitted July 3, 2007 It appears that there are no conflicts with the existing facilities within the boundaries of this proposed development.

Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. The electrical design has been competed for this project, see attached drawing. Depending on the footers for the drive in teller bays, TEP my need to reroute the duct to the TEP transformer to the east side. The engineer and TEP can discuss this prior to construction to determine if the construction drawing needs to be revised.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, offsite and electrical load plans. Include a CD with the AutoCAD version of the plans. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:

Staff offers the following comments:

1. Compliance to rezoning case C9-06-24 requires a specific percentage of vegetation within detention basins (rezoning condition # 12) and requires additional landscape material to screen drive thru lanes(rezoning condition # 14). These rezoning conditions need to addressed in the development plan (revised) submittal. Development plan submitted does not include a landscape plan to address these landscape/rezoning requirements.
