This does not mean that water service is currently available to the proposed development. This development lies within the exterior boundary of Tucson Water's planned 50-year service area. Therefore, water supply is assured. WATER SERVICE The approval of water meter applications is subject to the availability of water service at the time an application is made. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. Engineering has reviewed the received items and does not recommend approval of the Development Plan at this time. The Drainage Report was reviewed for Development Plan review only. DRAINAGE REPORT COMMENTS: 1) City of Tucson Development Standards (DS) Section No.2-05.2.3: Provide a revised drainage report that addresses the following: a) The project indicates that the flow from the Fry's parking area to the north is directed to the proposed fueling area and that a basin is to be provided for retention. As a permanent stormwater issue for this project, the plans and report shall clearly demonstrate how contaminants from site areas are kept out of the drainageways and other detention/retention basins. b) DS Sec.10-02.2.3.1.6.A.2: Provide discussion regarding retention/detention impact to groundwater, and if retention is requested to be waived, provide geotechnical discussion for subsurface condition. See DS Sec.10-01.2.2. c) DS Sec.10-02.2.3.1.6: Provide discussion in the report for any detention and retention storage calculations based on prior drainage report or existing conditions. d) DS Sec.2-05.2.3.I.1: Provide depth of flow on planview or cross sections for this area of the Fry's center. e) DS Sec.2-05.2.4.H.1: Show how parking area will be regraded to direct existing onsite parking area runoff away from fueling center and toward an acceptable retention system. f) DS Sec.2-05.2.4.H.3: Clarify where the type F catch basin outlets to what type of system. Show system on planview and discuss in drainage report. g) DS Sec.2-05.2.4.H.4: Revise proposed pavement elevations at different points within the parking and fueling area to provide reference to revised grading and site drainage per the above comments. h) Provide any copies of prior drainage reports for the project. 2) Tucson Code Sec. 26-11.2(f): Address the following discussions in the revised drainage report evaluating possible flood hazards: a) Explain how the proposed disposal system prevents contamination due to flooding. b) Discuss how the potential pollution of the groundwater supply is minimized with this design. c) Provide copies of any documentation that all necessary permits have been obtained from state and federal agencies. d) State how there will be appropriate containment and/or diversionary structures to prevent discharged petroleum products from reaching drainageways.
