Please add to note 10 on sheet 1 of 1 the reference LUC "Sec. 2.8.3" for Major Streets and Routes Overlay Zone. DS 2-05.2.2.B.10 2. On sheet DP-2 please add zoning designation I-1 for property on north side of Old Vail Road and I-2 for the property south of the Union Pacific Railroad. DS 2-05.2.4.B 3. Please add to the back-up spur the radii. Per DS 3-05.2.2.D the back-up spur will have a radii of three (3) feet. DS 3-05.2.2.D 4. Please clarify if note provided for sidewalk width is for sidewalks located on site or for sidewalks within the right-of-way. Minimum width of new sidewalks in Old Vail Road is six (6) feet, on-site four (4) feet. DS 2-08.5.1.A & MS&R Plan 5. Detectable warnings (truncated domes) are required for access aisles of handicapped motor vehicle parking spaces. The truncated domes shall be installed twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Please verify that this is provided in the handicapped parking detail ANSI 406.12, ANSI 705 6. The parking canopy shown on DP-4 must meet required setback of one (1) foot from the edge of the twenty-four (24) foot PAAL. This setback is measured from the closest part of the structure to the PAAL (overhang). A detail should be provided of the carport structure to ensure that structural post does not interfere with the ability of passengers to enter or exit a vehicle. This detail is to be approved by Traffic Engineering. If canopy post do obstruct a vehicle the parking space abutting the vertical barrier must be increased to ten (10) feet in width to accommodate passengers. DS 3-05.2.2.B.2 & DS 3-05.2.1.B.3 7. All revision made to the development plan must also be made to the landscape, irrigation, NPPO and grading plans. Sheet C-1 was not received. 5) Obtain approval from the City Engineer for any right-of-way excavation or construction. 6) The native plant preservation submittal is incomplete. Provide the following: A native plant inventory is required per DS 2-15.3.1.A.1-3, including a list of all protected plants.The list shall include the identification number, genus and species, and size. An aerial photograph, taken within a maximum of three (3) years of submittal, at a minimum scale of 1” = 60’ showing the site’s boundaries, the locations of all Protected Native Plants within those boundaries, and the plants’ identification numbers keyed to the inventory list. The Native Plant Viability and Transplantability Status shall be determined for each native plant. Provide the required assessment per DS 2-15.3.2.A Correct the salvage and mitigation summary and the plan notes for accuracy where necessary. The summary and salvage note for blue palo verde is incorrect. Check others. 7) Revise the landscape plans if/where necessary to coordinate with the native plant preservation proposal. The plan is to include mitigation for native species and is required to provide a key to the symbols for preserved plants, transplants and mitigation plantings. RESUBMITTAL OF ALL PLANS IS REQUIRED. |
