COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. A sidewalk will be provided adjacent to and parallel to any PAAL on the side where buildings are located. Sidewalks are required on the north, east and south sides of the building. This will include a five (5) foot pedestrian refuge area with a minimum four (4) foot wide sidewalk.

2. General note 17 indicates a standard parking space width of eight and one-half (8 ½) feet while on sheet 2 of 3 the typical width of a standard space is shown as nine (9) feet. Please clarify which is correct.

3. You have provided a copy of the clerk's memo of the approved rezoning conditions. What is requested is a written response as to how each of the rezoning conditions listed in the clerk's memo have been addressed on the development plan.

4. The response provided as to the location of the postal service is to be added to the DP as a general note "Postal Service currently delivers to mail box attached to the existing monument wall located at the site entry off Houghton Road.

5. Depending on changes to the plan and responses to the above comments further comments may be forth coming.

1. The Madera Veterinary Hospital is currently being served by an on-site private sewer disposal system. Currently, the owners have no intention for this project to be connected to the public sewerage collection system.

2. This project is being forwarded to Mr. Robert Flynt, of the PC Development Services Department. Mr. Flynt will perform a review on behalf of the PC Department of Environmental Quality for any septic tank related issues.

On behalf of the Department of Environmental Quality, the Development Plan has been reviewed for conformance with Pima County Department of Environmental Quality requirements. Please note the following comments:

1. Please add a General Note that identifies the water company that serves the development.

2. Delete General Notes 10, 11, & 12.

3. Please revise General Note 18 to reflect the daily design flow of the facility, based on the Arizona Administrative Code, Title 18, Chapter 9, Units Flows Table. (Please identify the total loading for the existing facility and the proposed addition in gallons per day discharge)

4. Add a Permitting Note as follows: Prior to an increase in loading for the existing "septic system", a Notice of Intent to Discharge shall be submitted to PDEQ in order to receive a construction authorization.

4. Add an additional Permitting Note as follows: The on-site disposal system shall be designed and constructed in accordance with Arizona Administrative Code Title 18 Chapter 9.

5. Prior to the approval of the Development Plan it must be shown that any existing on-site disposal system is in good repair and functioning properly. This demonstration shall be made through use of the Pima County Report of Inspection and recertification process. To date, an inspection report has not been submitted to the department.

6. Since an increase in loading is proposed, please clearly show and label the actual area required for the existing on-site wastewater disposal system as well as the designated 100% reserve area, based on the g/d discharge and the site specific soil absorption rate.

7. Delete the septic tank size for Key Note 23. (It appears this will change)

The development plan has been reviewed by the Engineering Division and we do not recommend approval at this time. The drainage report (DCC 7-19-06) is accepted for Development Plan purposes. The following comments must be addressed:

1. Provide dedication recordation information for the future righ-of-way along Houghton Road in accordance with rezoning condition 2. Show the revised location of the property line and provide the recordation information for the dedication.
2. Revise Keyed Note 20. There is no City of Tucson Standard Detail for extruded curb. Provide a detail for the proposed curb.
3. Revise the development plan to show how water harvesting will be maximized. Refer to the water harvesting manual adopted by Mayor and Council on October 18, 2005. (http://dot.tucsonaz.gov/stormwater/education/waterharvest.cfm) The grade information indicates that stormwater can be directed to the landscape area at the west side of the development.
4. Show how sidewalks will be kept floodfree for up to a 10-year event or provide a general note indicating that roof drainage will be directed under or away from sidewalks.
