Development Plan – 2nd Submittal, D06-0014

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet DP2: Based on how the legends are shown for the existing and proposed sewers, it is not clear which sewers are existing and which are proposed. These sewers should be labeled as existing or proposed for the purpose of clarification.

We will require a revised set of drawings. Addtional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $117.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines .

For any questions regarding the fee schedule, please go to http://www.pimaxpress.com/SubDivision/Documents/Fees.PDF where you may find the appropriate wastewater review fees at the bottom of page 1. If the number of sheets changes, please adjust the review fee accordingly.

08/04/2006 JOSE ORTIZ ENGINEERING REVIEW Approv-Cond August 4, 2006
ACTIVITY NUMBER: D06-0014
PROJECT NAME: Corner Retail Center, Lot 9
PROJECT ADDRESS: Oracle Rd/Wetmore Rd
PROJECT REVIEWER: Jose E. Ortiz PE, Civil Engineer

Resubmittal Required: Engineering recommends a conditional approval for the Development Plan.

The following items must be revised or added to the plan.

1. Include a response letter with the next submittal that states how all comments have been addressed.

2. Provide an exhibit or illustrate on the plans the turning movements of loading/solid waste vehicles entering and exiting the proposed loading zones/refuse areas. The proposed parking garage poses maneuverability restrictions for loading vehicles entering and exiting the loading zones and refuse areas for buildings 9-11, & 13.

3. The 5-story garage will generate a high volume of daily trips and most likely will exceed 100 ADT; therefore a larger radius for the curb return entering the garage is warranted. Per D.S. 3-01.4.3 and D.S. 3-01 figure 6 an 18' return radius is required.

4. This comment can be addressed during the grading plan stages, but be advised that the close proximately of the retention basins to the structures will require a geo-tech report. The report shall address the type(s) of treatment(s) to the proposed structures and/or retention basins to prevent adverse conditions to the underlying foundations to the proposed structures.
