01/08/2008 | HEATHER THRALL | ZONING | REVIEW | Denied | ,CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Heather Thrall Senior Planner PROJECT: D06-0013 Houghton Town Center Retail Development SW corner of Houghton and Old Vail Development Plan TRANSMITTAL DATE: January 8, 2008 DUE DATE: January 8, 2008 COMMENTS: 1. The Zoning Review Section found several changes to this project, including the several new buildings, adjustments in last approved building sizes, PAAL relocations, parking, bike parking and loading calculation changes - etc. Due to the expansive size of this project, the sheer volume of changes and their complexity, zoning staff is unable to review this plan until an extensive, detailed list explaining all changes -by both development criteria (parking, FAR, loading, etc.) AND listed changes sheet by sheet - is provided. This coming review will then be a full review rather than a core review, and will require fees for the additional acreage noted in the newly submitted development plan. Please be sure to provide all new Scenic Corridor Overlay sheets with the changes to view sheds, etc. Please contact Patricia Gehlen at 520-879-4919 or Patricia.Gehlen@tucsonaz.gov for futher advisement on how to proceed with this project, and whether the Scenic Corridor Overlay case file will need to have further processing as well. If you have any questions about this transmittal, please call (520) 791-5608. C:\planning\cdrc\developmentplan\D06-0013 houghton town center 6 OUT.doc |

01/11/2008 | ANDY VERA | ENV SVCS | REVIEW | Denied | 1. DP3 - Triangle raised medians appear restrictive and do not provide adequate turning radii's within ingress/egress for service vehicle. DS 6-01.3.1.A. 2. DP4 - Buildings 21 thru 28 appear to designate for roll-off refuse/recycle compactors. Does not provide the required minimum 14 ft x 40 ft clear approach to enclosure area with adequate maneuverability. DS 6-01.4.1.C. Also, key note 9 states "trash compactor as required". Must clarify what type of service is going to be provided to these buildings in order to determine if sufficient. If roll-off compactors is the service type then must identify design criteria and annotate requirements appropriately. Refer to DS 6-01.4.3 3. DP5 - Enclosures are positioned so they impede the continous flow of traffic for collection vehicle. DS 6-01.4.1.H. Also, building 29 does not provide the required minimum 14 ft x 40 ft clear approach to enclosure area with adequate maneuverability. DS 6-01.4.1.C. 4. DP6 - Buildings 17, 18, & 19 enclosures are positioned so they impede the continous flow of traffic for collection vehicle. DS 6-01.4.1.H. Buildings 14 & 15 enclosures need to be moved back 5 ft to allow for adequate maneuverability and approach. 5. DP7 - Enclosures are positioned so they impede the continous flow of traffic for collection vehicle. DS 6-01.4.1.H. Buildings 6, 7, & 9 enclosures do not provide the required minimum 14 ft x 40 ft clear approach to enclosure area with adequate maneuverability. DS 6-01.4.1.C. Building 8 enclosure needs to be moved 3 ft to the right to eliminate potential conflict with parking spaces/vehicles. 6. Identify refuse/recycle service vehicle circulation throughout development without impeding continuous flow. 7. DP20 - Double and single trash enclosure detail must call out all dimensions within enclosure design. Spacing between bollards and between bollards and CMU wall. Include 10 ft clear from face of enclosure wall to rear wall bollards. Also, must identify position of cane bolt sleeves for securing the gates in the open position. DS 6-01.4.2.C.4. Recommend installing post at face of each side of enclosure to mount gates on to allow for minimum 12 ft gate opening and 10 ft clear svc area. Please provide corrections on resubmittal. If you have any questions you may contact Andy Vera at (520) 791-5543 ext 1212 or e-mail: Andy.Vera@tucsonaz.gov |
