DS 22-05.2.4.F The indicated future curb location for Tanque Verde Rd. is incorrect. The sidewalk area (back of curb location) for a MS&R with a 150' R.O.W is 12' not 19' as indicated. See engineering comments. 14. DS 2-05.2.4.I All applicable building setback lines, such as SCZ and zoning, including sight visibility triangles, will be shown. On zoning setbacks, if the building is proposed for location at a greater distance from the property line than the required setback, show only the dimension of the distance between the building and the property line. If the setback's point of measurement is not the property line, include the distance from the property line to the point of measurement. The indicated 30' SCZ setback line along Tanque Verde Rd. is not a setback line. There is a 30' buffer zone required by the SCZ overlay. The required building setback per LUC Sec. 2.8.2.5 is based on the height of the structure. If a 24' tall structure is proposed, the building setback from the front property line then is 72'. Clearly indicate with dimensions the required setback for front setback as well as building setbacks for the perimeter yards adjacent to the different adjacent zoning. Provide a copy of the floor plan and elevations (with dimensions) of a typical structure. These will be used in the review to verify setbacks and parking requirements. 15. DS 2-05.2.4.K Show on-site pedestrian circulation as required by the LUC utilizing location and design criteria in Development Standard 2-08.0. Provide a pedestrian circulation path (sidewalks) from the right of way connecting to the sidewalks for the project. Sidewalks and handicap ramps may be required in the right of way. If they are required then the pedestrian circulation path for the project must connect to the sidewalks in the right of way See engineering comments. Provide a pedestrian circulation path (sidewalks) to all entrances of the proposed structures. These sidewalks must connect to the pedestrian circulation path for the entire project. The crosswalk indicated at the refuse container location will not be allowed. The sidewalk must be provided around the refuse container location. Sidewalks are required between a PAAL and a building. Missing for the units located in the southeast corner of the lot and the two units in the northwest side of the lot which appear to share a driveway. The truncated domes are to be adjacent to the vehicular use area, at the head of the access aisle and at the foot of the handicap ramp when the ramp is adjacent to a vehicular use area. Indicate that the truncated domes will be a minimum of 24" in width. 16. DS 2-05.2.4.N On the drawing, show the location and footprints of all structures. Label the heights and dimensions. 17. DS 2-05.2.4.O Clearly indicate on the drawings the location and size of the required loading zones. Indicate vehicular maneuverability for ingress/egress to each of the loading zones. 18. DS 2-05.2.4.P Provide a dimensioned layout detail for the parking spaces located along the radius portion of the PAAL at the southern end of the vehicular use area. Provide a detail of the required handicap parking space and van accessible handicap parking space signage. 19.
