The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


As the proposed relocation of existing 12" sewer line G-79-03 will be done for the sole purpose of accommodating the development of this property, as shown on this development plan, this relocation will not qualify this project for connection fee discounts, credits, or rebates.

A formal Sewer Service Agreement will not be required for this project. Treatment and conveyance capacity in the downstream public sewerage system for this project will be reserved for two years from the date of development plan approval. If the construction of the necessary public and private wastewater collection line shown on this development plan is not completed within that time period, the unused portion of the capacity reserved for this project shall revert back to the County for possible re-assignment to other projects.

The development plan is hereby approved, subject to items 4-6 of this letter being shown on the Mylars.

Sheet 2: Move Wastewater Management Notes 1, 6, 7 & 8 into the Wastewater Permitting Notes.

Sheet 11: Label the proposed 40' PUBLIC SEWER AND UTILITY EASEMENT BY SEPARATE INSTRUMENT.

Sheet 11: The inverts shown for MH-PUB-06 are not consistent with a sewer line being installed at 0.21%, and do not match those shown on Sheet 23. Revise as necessary.

Items 8-10 of this letter will need to be addressed on the improvement plans:

The proposed 40' PUBLIC SEWER AND UTILITY EASEMENT BY SEPARATE INSTRUMENT and a public sewer access easement from centermost entrance drive from Calle Santa Cruz to MH-PUB-07 will need to be recorded before the improvement plans may be approved.

Sewer Note S3 indicates that the private sewer manholes will be constructed in accordance with PC/COT Standard Details WWM 201 and WWM 213. This is acceptable, but the manhole covers for these private sewer manholes may not be imprinted with the words, "Pima County Sanitary Sewer". The manhole covers on these private sewer manholes must be imprinted with the words. "Private Sanitary Sewer" or other appropriate designation.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

The above referenced development plan/tentative plat has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off.

1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan/Tentative Plat, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal).
AND
1 Double Matte right-reading Océ or Photo Mylar of the Development Plan/Tentative Plat.

The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete mylar set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and two (2) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

COMMENTS: Zoning conditionally approves the plan with the following comments to be addressed on the Mylar copy.

1. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. The following items must be addressed.

a. The sidewalk/crosswalk between the PAAL and the loading space at PAD 1 must be removed. The continuous pedestrian circulation has been provided via the access ramps to the west of the loading zone.

b. The bicycle parking detail on the details sheet for the class two parking spaces must be revised to demonstrate the number of bicycles the facility can or will support.

c. Please ensure that all changes that are made to the development plan are also made on the landscape plans.
