The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. As previously requested on March 16, 2006, please provide a letter from PC WMD Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

While the response letter indicated that the capacity response letter was attached, said letter was not found.

1. A Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve of the development plan.

1. SHEET 1. Delete General Note 8.

1. SHEET 2. Show how the existing private sewer connects from existing private manhole 6765-01 to the existing public sewer network. Include size, Pima County plan number and six-digit Pima County manhole number for the public sewer.

1. SHEET 7. This sheet shows a three story tall building which is assumed has existing private sewers, however the sewers are not shown. Please clarify as necessary.

1. SHEET 10. Accurately show the existing public sewers on the northeast corner of this sheet, including size, Pima County plan number(s) and any associated six-digit Pima County manhole numbers.

1. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $156.00 per sheet made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

This development plan is required to meet development regulations
as set forth by C9-05-20, St. Joseph’s Hospital PAD. Those regulations not covered by the PAD document shall default to the current City of Tucson Land Use Code and Development Standards.



PAD-13 requires a letter of approval to the City at the time of plan submittal from the St. Joseph’s Hospital Architectural Review Board. This must be provided prior to approval of this development plan.

Did not find letter attached.

Per DS 2-08.4.1.B & C, a sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located; and a sidewalk will be provided adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no parking spaces or PAALs intervene. This would pertain to the west side of the proposed Women’s Pavilion on sheet 5 of 13 and also along the new PAAL being proposed between the O’Reilly Care Center and Hospital Records Storage Building on sheet 4 of 13. The Sidewalk on the west side of the Women’s Pavilion may require a scupper to allow water to cross from the valley gutter. All new sidewalks are required to be five (5) feet in width by PAD Sec. 3.3.5.b.

The Development Plan shows this completed; but details 1, 2, 4, and 5 do not appear to be revised or any different from what was previously submitted.

The applicant’s Development Plan does not comply with the cross section found in Figure 22, Section B-B of the PAD. The applicant needs to revise cross-section 10/12 to closely match Figure 22, Section B-B of the PAD for shy area and sidewalk width and wall placement and show this on both the Development Plan and Landscape Plan. Or, to determine if this change is a minor or major amendment to the PAD, the applicant needs to provide a letter and new cross section to the Development Services Director outlining that the new cross section meets and implements the goals and vision of the PAD with the removal of the 6-foot high undulating wall and wider landscape border.

1. The information provided in parking table on sheet one for employee day care does not match that what is shown in the PAD, Table 3. Square footage in the PAD is shown as 7,432 sq. ft while the DP (development plan) indicates 7,342 sq. ft. Please revise.

2. The estimated parking required for the day care in the PAD is indicated as zero (0) while the DP shows three (3) spaces required. The PAD provides for minimum requirements only. The applicant may choose to revise the DP to match those numbers provided in the PAD or provide additional parking as desired

3. Bicycle parking provided on the DP does not meet the requirements of revised DS (Development Standard) 2-09. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that have entrance. Multiple rack bicycle parking require a minimum thirty (30 inches between outer spaces of posts or racks (DS 2-09.5.1.A) and a minimum of thirty (30) inches provided between a bicycle parking space and a parallel wall as measured from the side of the bicycle rack to the parallel wall (DS 2-09.5.1.B).
