Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: The Ronald McDonald House Development Plan – 3rd Submittal D06-007 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEETS 3 & 4. Please revise the sewer design so that proposed private cleanouts are properly placed at the points where the proposed private sewer makes a turn. Additionally, please be aware that the distance between cleanouts may not exceed 100 feet. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 4th submittal. A check for the review fee of this submittal in the amount of $78.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter. The building area stated on the drawing on sheet 3 of 7 read 10,246 square feet but general note 6 on sheet 2 of 7 reads 24,250 square feet. PAD Sec. 3.4.2.7 DS 2-05.2.4.N 2. As requested, (and in order to comply with the parking requirements), five additional five parking spaces have been depicted on the revised development plan. The plan however does not indicate paving or paved access route to the spaces. Please label the existing or new pavement and indicate the vehicular route to be used to access the five spaces. The pedestrian circulation must comply with D.S. 2-08 for location as well as construction unless there are specifics in the pad that override the standards in 2-08. Per the plan a striped walkway over a PAAL has been depicted to provide pedestrian circulation from the five parking spaces to the building location. The location and type of sidewalk is acceptable due to location and materials. The sidewalk should be located off the PAAL area and constructed of concrete. The sidewalk should connect to the sidewalk leading to the front entrance of the building. In addition to location and materials, access ramps with truncated domes must be added at all areas that transition from the sidewalk onto the vehicular use areas (PAALs). Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off. 1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). AND 1 Double Matte right-reading Océ or Photo Mylar of the Development Plan. The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete mylar set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and two (2) blackline copies to your office.
