Add the development plan case number (D06-004) to the lower right hand corner of all sheets of the Development Plan, Landscape Plan and NPPO Plan. DS 2-03.2.2.B.1 2. Revise the height of the screen wall for the dumpster to be 6 feet. A 6' wall to screen the loading area from the adjacent MS&R right-of-way is also required per LUC Table 3.7.2-I. Identify the wall location on the landscape plan. 3. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces or fraction thereof, and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. Revise landscape plan drawing accordingly and revise the parking lot tree calculation note. For a total of 35 spaces provided, four (4) canopy trees are required to meet code requirements. 4. Both the proper and common name of each type of plant material must be listed. The common names "hardy" and "compact" are not recognized. 5. Dimension all landscape areas on the landscape plan drawing per DS 2-07.2.2.A.2. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree per LUC 3.7.2.3.A.1.c. and DS 2-06.3.3.C 6. Label the name of the adjacent street and dimension its existing and future right-of-way on the landscape plan drawings. 7. Refer to DS 2-07.2.2 and DS 2-06.5.4 for the specific content required in required grading information. Revise landscape plan to include required content and specifications. Grading information on the landscape plan shall include contour lines, spot elevations, percent slope across the site and direction of slope of paved areas, depths and slopes of basins, existing grades on adjacent rights-of-way and adjacent sites, and the methods by which water harvesting/ storm runoff is used to benefit planting areas on the site. DS 2-07.0, LUC 3.7.4.3.B 8. Add a calculation of the percentage of landscape area coverage per DS 2-07.2.2.2.g. 9. Add the future sight-visibility triangles (SVTs) to the landscape plan. LUC 3.7.2.8 & DS 2-06 10. The square footage of the building is inconsistent between the development plan, which reads 5,637 square feet and the landscape plan, which reads 5,682 square feet. Clarify and revise calculations for consistency. 11. The tax parcel number as given in the legal description on the landscape plan sheet 1 of 3 and the NPPO exception plan sheet 1 is incorrect. The parcel code should read: 141-18-5520. 12. The address on the landscape plan is incomplete. Place the project address number (9367 E. Old Vail Road) in general landscape note 2 on sheet 1 of 3. 13. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for full CDRC review. The one year expiration date for this development plan is January 25, 2007. 2. Place the development plan number (D06-004) along with on each sheet of the development plan, landscape plan and NPPO plans in the lower right hand corner near the title block. DS 2-02.2.1.A.38 3. If applicable, list the conditions of development for annexation case number C9-84-84, from zoning ordinance 6143 on the d.p. DS 2-05.2.2.B.7 4. The pedestrian refuge must be physically separated from the PAAL by means of raised concrete curbing, bollards, or some other vehicle barrier. However, if the areas along the back and sides of the building are for employee access and loading only, a 5-foot wide striped area may be painted around the perimeter of the building in these areas in lieu of the requirement for a pedestrian refuge area. Show the 5-foot pedestrian refuge area on the plan. DS 3-05.2.2.B.1 6. All requested changes must be made to the Development Plan and Landscape Plan. The Drainage Report was reviewed for Development Plan purposes only. 2. A Grading Plan and Permit will be required. Development Standard 11-01.4.1.C. 3. A Stormwater Pollution Prevention Plan must be submitted with the grading plan and permit application. Submit a completed Construction SWPPP Checklist with the SWPPP. The checklist is available from the ADEQ stormwater web site. DEVELOPMENT PLAN 1. Label Old Vail Road as an MS&R arterial. Indicate that the existing and future right-of-way width are 90 feet. 2. Revise the sight visibility triangles to provide the correct dimensions. The near side triangles should be 20 ft x 345 ft and the far side triangles should be 20 ft by 125 ft. (DS 3-01.5.3.) 3. Provide truncated dome tactile warning along the whole length of the sidewalk that is flush with the pavement. Truncated domes are required whereever pedestrian use areas and vehicle use areas abut without a vertical separation. 4. Provide a notation that the basin will be graded to drain to the low flow pipe. DRAINAGE REPORT COMMENTS 5. Although the basin provides sufficient retention and detention volumes, it does not provide sufficient capacity to contain the whole discharge from a 100-year event. Provide a discharge structure to accommodate the addituional volume. The discharge structure should be designed to distribute the flow over a wide area to approximate the existing sheet flow. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. This number should be shown larger or bolder than any cross-reference numbers. Based on the evaluation of the proposed sewer design, this project qualifies for Standard sewer connection fee rates. Only one sheet has been received for this review, however, this sheet indicates that there are three sheets on this development plan. Please supply the remaining two sheets in your next submittal.
