DS 2-07.2.1.B 4) The site is required to include screening per LUC Table 3.7.2-I. Revise as necessary. Show all proposed screen walls on the development plans and landscape plans. DS 2-07.2 Note the height and materials used to construct walls and document compliance with conditions of rezoning. 5) Provide screening for the commercial services land use and specific land uses such as parking areas and loading zones. 6) Landscape plans shall include a summary of plants required for mitigation and show their site location on the landscape plans. Show the total PIP, TOS, required mitigation for each species. DS 2-15.3.4.B 7) Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area. The general note is not sufficient. LUC 3.7.4.3.B Identify specific water harvesting areas on the landscape plan. Revise the landscape plan to show the extent of supplementary irrigation in each planting area provided by water harvesting methods. Show the amount and disposition of flow and indicate drainage points from buildings and paved areas. DS 2-07.2.2.C 8) Revise the grading plan to show specific depressed areas including finish grades. LUC 3.7.4.3.B 9) Show required sight visibility triangles on the landscape plan. Plant materials located within SVT's should consist of ground cover or low-growing vegetation of a species that will not grow higher than (30) inches. However, trees may be planted within SVT's provided that: A) The trunk caliper, at maturity, will not exceed twelve (12) inches in diameter; B) The lowest branch of any tree is at least six (6) feet above the grade of the street, and C) Trees are not planted in a line that could result in a solid wall effect when viewed from an angle. LUC 3.7.2.8 & DS 2-06 10) Remove the Front yard/Street tree note from sheet 3 of the landscape plan. 11) Canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk). Revise the landscape plan as necessary. LUC 3.7.2.3.A 12) Dimension the length and width of landscape borders on the landscape plan per DS 2-07.2.2.A.2.f. Fifty (50) percent or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. The required ground coverage must be achieved within two (2) years from the date of planting. Revise the landscape plan to include the border coverage calculations. Plantings used to meet screening requirements are not calculated for coverage calculation.
