to the concerns of either Department. The following comments are offered
for your use.






1. SHEET 4. Label the existing MH as existing manhole # 2,
and show the flow direction in the existing sewer line.



2. SHEET 4. Label the proposed 6-inch sewer line as New
BCS.



3. SHEET 4. You are proposing to connect the new BCS into
the existing public manhole. Please note that an approval from the PCWMD
will be required for such a connection..



4. SHEET 1. In the General Note 16, show the proposed
wastewater fixture unit equivalents. Whether you will need to sign a
Sewer Service Agreement with the PCWMD or not depends on the number of
the proposed FUE for this development.



5. SHEET 1. Show in the LEGEND a symbol for the proposed
sewer line.



6. We will require a revised set of drawings and a
response letter addressing each comment. Additional comments may be made
during the review of these documents.



The next submittal of this project will be the 5th submittal. A check
for the review fee of this submittal in the amount of $78.00 made out to
PIMA COUNTY TREASURER must accompany the revised set of bluelines and
the response letter.

7) Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site
storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of
all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area. The general note is not sufficient. LUC 3.7.4.3.B
Identify specific water harvesting areas on the landscape plan. Revise the landscape plan to show the extent of supplementary irrigation in each planting area provided by water harvesting methods. Show the amount and disposition of flow and indicate drainage points from buildings and paved areas. DS 2-07.2.2.C

8) Revise the grading plan to show specific depressed areas including finish grades. LUC 3.7.4.3.B

9) Show required sight visibility triangles on the landscape plan. Plant materials located within SVT's should consist of ground cover or low-growing vegetation of a species that will not grow higher than (30) inches. However, trees may be planted within SVT's provided that: A) The trunk caliper, at maturity, will not exceed twelve (12) inches in diameter; B) The lowest branch of any tree is at least six (6) feet above the grade of the street, and C) Trees are not planted in a line that could result in a solid wall effect when viewed from an angle. LUC 3.7.2.8 & DS 2-06

10) Remove the Front yard/Street tree note from sheet 3 of the landscape plan.

11) Canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk).
Revise the landscape plan as necessary. LUC 3.7.2.3.A

12) Dimension the length and width of landscape borders on the landscape plan per DS 2-07.2.2.A.2.f.
Fifty (50) percent or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. The required ground coverage must be achieved within two (2) years from the date of planting. Revise the landscape plan to include the border coverage calculations. Plantings used to meet screening requirements are not calculated for coverage calculation. DS 2-06.3.7,

13) Revise the landscape plan to include slope ratios for retention and detention basins. Basin slopes are required to have slopes no steeper than 4:1 where depths are three feet or greater, no steeper than 3:1 for unprotected slopes and no steeper than 2: 1 for protected slopes for depths less than three feet. Thank you for listing the rezoning conditions. Please provide the month and year in which the rezoning conditions were amended (see General Note #4).

Rezoning condition #16 requires that all dumpsters be at least 50 feet from residentially zoned or developed property. Please relocate the dumpster at the southwest corner of the detention/retention basin at least 50 feet away from the residentially-zoned property to the west.

On the development plan (DP), please provide a detail of the 42-inch high security barrier around the basin (see keynote 26). The barrier should be designed to have clear visibility around the entire perimeter, yet be child-proof, for safety purposes.

Denied. Please show Old Spanish Trail Pathway on landscape plans. Rezoning condition #27 calls for minimum 15 ft vegetative buffer between paved path and development. Standards for the Old Spanish Trail Pathway landscape buffer are: The entire buffer shall be naturally landscaped with native plants indigenous to the surroundng area and shall include irrigation. Decomposed granite shall not be used as a ground cover within the buffer. Tree size should be a minimum of 15 gallon. Trees should be spaced irregularly at 20 ft -30 ft apart(25 ft average spacing). Development Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. Adhere to re-zoning conditions 3, 7, 9, 16, 17 and 27.
4. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.

13. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
14. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
15. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
16. Add note: "Depress all landscaped areas 6" maximum for water harvesting". Show on plan the arrows directing drainage to all depressed landscaped areas.
17. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 4 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. This review was performed for Development Plan purposes only. Final review and acceptance will be at the grading plan stage.
3. List velocities of all drainage in channels and inlets.
4. Provide a barrier at the entrance to the basin for the maintenance ramp.
5. Provide rip-rap for the entire length of the drainage openings in all instances.
6. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.
