1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 02/15/07.

2. DS 2-05.2.2.B.2 This project has been assigned the case number D06-0003. List the case number in the lower right corner next to the title block of all plan sheets including the Landscape and NPPO sheets.

3. DS 2-05.2.1.D A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.
1. Show the subject property approximately centered within the one (1)
square mile area.
2. Identify conditions within the square mile area, such as major streets and
watercourses.
3. Section, township, and range; section corners; north arrow; and the scale
will be labeled.

8. DS 2-05.2.3.B If applicable, All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with
any proposed building location, vacation of the easement is to occur prior to issuance of permits.

9. DS 2-05.2.4.B Along the north property line the zoning of the adjacent properties is two different zones (C1 and R1). Clearly indicate where the dividing line is located along the north property line. The location of the zoning boundaries can be obtained from Harold Schwartz here at DSD at 791-5550 ext. 1162.

10. DS 2-05.2.3.C This project appears to be a phased project. Clearly indicate with heavier line weight the area to be phased. As indicated the phased area includes sidewalks, crosswalks, vehicular use areas, etc. If just the building is to be built at a later time clearly indicate how the rest of the site will work in matters of pedestrian circulation, bicycle parking, vehicular use, handicap accessibility, etc.

11. DS 2-05.2.3.F Clearly indicate the location of the future curb for both Old Spanish Trail and Harrison Road. Provide a dimension from the property line to the future curb

If further widening of Old Spanish Trail is not to be completed and the multi use trail and curb indicated are to remain in lieu of future curb and sidewalk provide written verification from Gary Oaks of the Department Urban Planning and Design.

12. DS 2-05.2.4.I All applicable building setback lines, including sight visibility triangles (existing and future), will be shown. On zoning setbacks, if the building is proposed for location at a greater distance from the property line than the required setback, show only the dimension of the distance between the building and the property line. If the setback's point of measurement is not the property line, include the distance from the property line to the point of measurement.

13. DS 2-05.2.4.K Show on-site pedestrian circulation as required by the LUC utilizing location and design criteria in Development Standard 2-08.0.

Clearly indicate the minimum required width of 4' for all sidewalks.

Clearly indicate all cross walks as 4' wide striped walkways.

Handicap ramps are missing at the crosswalks located in the northwest corner of the property and at the apparent cross walks near the entrance from Old Spanish Trail. The handicap ramp located near the detention basin should be located at the front of the access aisle not at the rear in the vehicular use area.

Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

14. DS 2-05.2.4.N On the drawings provide the dimensions for all building foot prints.

15. DS 2-05.2.4.O Show all loading zones, fully dimensioned, and provide, as a note, the number of loading spaces required and the number provided.

The loading zone located at the northwest corner of the west building must be clearly delineated by line weight. Indicate also vehicular maneuverability for in and out at this loading zone.

See LUC Sec. 3.4.5 for the required number of loading zones. Based on the number and square footage of the structures 3 loading zones are required. See LUC Sec. 3.4.4.1.B.1, &.2 for location requirements. Based on the changes made to the loading zones and locations further comments may be forth coming.

16. DS 2-05.2.4.P In the parking calculations on page 1 of 5 clearly indicate how this project meets the requirements of a shopping center. The minimum requirement is square footage under 50,000 square feet with more than 50% of the square footage used for retail use. Indicate how many square feet are used for each use.

The calculations on page one indicate 7 handicap parking spaces provided with 6 being van accessible. The plan indicates 8 handicap spaces provided. Clearly indicate which spaces are van accessible and which are not. Provide a detail of the handicap space and access aisle that is not van accessible.

Provide as a detail the required handicap parking signage as well as the location of this signage.

Provide wheel stops at the handicap parking spaces to prevent vehicles from overhanging the handicap ramps. The detail provided does not match the type of ramp indicated on the plan.

17. DS 2-05.Q Provide the location of directional signage for the location of the class 1 bicycle parking spaces. They must be visible from both streets or provide directional signage.

18. DS 2-05.2.4.V Indicate location and type of postal service to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping.

19. DS 2-05.2.4.W The indicated monument sign appears to be located in the future sight visibility triangle which is not allowed. Depending on response from Gary Oaks and the location of future sight visibility triangles this comment may not apply. See engineering comments.

20. Provide a detail of the outdoor pole lighting indicating compliance with rezoning condition #15. (max. 20' in height)

5 Copies Revised Landscape and NPPO Plans (Parks and Recreation, Zoning, Landscape, Engineering, DSD)

2 Copies Revised Drainage Report (Engineering, DSD)
