This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Calle Polar TRANSMITTAL DATE: December 3, 2007 DUE DATE: December 6, 2007 1. (last/this review) Per DS 2-05.2.2.B.5, Thank you for providing Lot Coverage calculations on sheet 1. As the Special Exception case allows up to 50% lot coverage, place the following note next to development designator 9 " Special Exception subject to 3.5.7.8. B.1, C.4, D & G; which allows a maximum of 50% lot coverage." Please provide the actual proposed lot coverage in percentage, as well. ( I see the square footage, thank you.) 2. (last review) Per DS 2-05.2.2.B.2, list SE-03-08 case requirements- see note 29. I see listed conditions, thank you. As it is unclear how criteria will be met, please note that in future reviews, a complete full code compliance review for future phases is required. Provide a note on the plan that states that "the next phase of development must be phase A-2, requiring the entire development to meet full code compliance." 3. (Per this review) this submittal consists of 5 pages of development plan. There are several notations that need to be updated to reflect only 5 pages are submitted, not 6 as before. Please check all notes and references to details on all 5 pages and revise. 4. (last review) Per DS 2-05.2.4.K, regarding pedestrian/handicapped access: A) (last review) Provide a sidewalk between new parking spaces and existing buildings57 and 58 - 4' wide, DS 2-08. Note, a DSMR (Development Standard Modification Request) is required for less than 4' wide. Zoning can support a minimum of 3'wide sidewalk. B) (this review) A connection from wheel chair ramps to the sidewalk near the existing patio at the new buildings must be provided. The wheel chair ramps lead to landscape area. C) (this review) On detail 10 on sheet 5, handicapped sign will be damaged with it's location directly behind the wheel stop barrier. Recloate the handicapped signage. The wheel stop barrier allows a 2.5' car overhang. The last review had handicapped signage in the 4' wide mandatory clear area for the sidewalk -ensure when you relocate the sign that it does not interfere again with the required pedestrian clearance. 5.
