Please provide elevations for the Office Depot building which depicts the siting of the building, i.e. entrance, rear, and sides showing how it will relate to Broadway Boulevard, adjacent Pad 2, and the rest of the El Con Mall development. It would be helpful to have a copy of the criteria of the architectural design and color scheme developed for the entire Mall, especially the pads along Broadway Boulevard.

Pedestrian access is a component of the Development Agreement. Please provide a master pedestrian circulation plan for El Con Mall which shows the pedestrian circulation between the pads along Broadway Boulevard and the main Mall, in particular Pad 1 and Pad 2, and the future bus stop on Broadway Boulevard.

COMMENTS: Conditional Approval

1. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. Due to the revision in the development plan the PAAL along the west side of the building has been added but was not dimensioned. Dimension the width for the two-way PAAL. Minimum width requirement is 24 feet.

3. The handicapped Parking sign on sheet SP 1.4 must be revised per the approved detail drawing of the PARK WISE Division of the Transportation Department. Contact Park Wise team at 791-5071 for more information on the sign language.

The height of the actual sign is measured from finished grade of the sidewalk where the sign is to be located to the bottom of the sign. The minimum height is seven feet. Please revise the sign detail to match the Park Wise detail drawing.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
