These documents are required to show how the site complies with LUC requirements when the MS&R right-of-way can no longer be used as part of the site.

When this future plan is approved by all sections it will be stamped. This stamped plan is to be recorded along with the MS&R covenant. The recording data is required to be added to the development/landscape plan.

2) Screening per LUC Table 3.7.2-I is required along Fort Lowell Road. The screening is to be located behind or at the development side of the street landscape border.

3) Landscape borders proposed in right-of-way or MS&R areas must be approved by the City Engineer or designee and comply with the City Engineer's requirements on construction, irrigation, location, and plant type. Provide verification, in writing, of any approvals obtained for Fort Lowell Road. Contact Gary Wittwer, DOT Landscape Architect for specific requirements.

4) Provide a seperate future site and landscape plan (see comment 1). The current plans do not adequately address current and future requirements. The current plans should not include future improvements.
