The following comments from the previous review (dated May 22, 2006) were not addressed. These items must be revised or added to the plan.



2. Provide a cross section/typical section across the proposed concrete lined detention/retention basin.

4. The hydrology exhibit illustrates curb openings in the proposed parking lot. Please show these curb openings in the Development Plan.

7. Earthwork quantities appear to exceed 50CY therefore a grading plan is required.

8. Due to the area of disturbance it appears that a Storm Water Pollution Prevention Plan (SWPPP) is required.

08/14/2006 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Revise the development plan and the landscape plan to correctly identify the MS&R right-of-way line for Fort Lowell Road and to only include permitted uses within the overlay zone per LUC 2.8.3.2, LUC 2.8.3.5. The MS&R is identified as 100' on the map dated 8/30/05, the existing right-of way appears to be approximately 90" along the western portion of the site. The landscape border is to be measured from the MS&R right-of-way line.

If temporary use of the MS&R right-of-way is proposed, then a future site/landscape plan is required along with a recorded covenant. These documents are required to show how the site complies with LUC requirements when the MS&R right-of-way can no longer be used as part of the site.

The PDO mentioned in the response letter is not applicable.

2) Basins are required to have slopes no steeper than 4:1 where depths are three feet or greater, 3:1 for unprotected slopes and 2: 1 for protected slopes for depths less than three feet. DS 10-01.4

3) Any required storm water detention/retention basins shall be landscaped to enhance the natural configuration of the basin. Design criteria are set forth in Development Standard 10-01.0. LUC 3.7.4.3.A
A variance will be required to waive the landscaping requirement.

The retention basin(s) is to include a minimum of 20 trees per acre and should include two shrubs for every tree. The minimum groundcover requirement for the basin is 35%. Revise as necessary. DS 10.01.IV

4) Screening per LUC Table 3.7.2-I is required along Fort Lowell Road. The screening is to be located behind or at the development side of the street landscape border.

5) The landscape plan shows 2 property lines along Fort Lowell and Palo Verde. Revise as necessary. DS 2-07.2.1.A
The line and label identified as NEW ROW is incorrect along Palo Verde and the lot lines should not be shown within the Fort Lowell Road right-of-way.

6) Landscape sheet L2 includes keynotes that do not appear on the drawing; are they applicable? If so use accordingly and ensure that all text is a minimum of .12 font.

7) Add the CDRC case number and any related case numbers to the landscape plans. DS 2-07.2.1.B
