Include details or other information regarding refuse screening. 8) All disturbed, grubbed, graded, or bladed areas not otherwise improved shall be landscaped, reseeded, or treated with an inorganic or organic ground cover to help reduce dust pollution. Revise landscape plan to identify inert ground cover materials. A minimum two-inch layer is required. LUC 3.7.2.7., DS 2-06.5.2.C 9) Revise the landscape plan to include provisions for dust control in disturbed portions of adjacent right-of-way areas per LUC 3.7.2.4.A.4 10) Trees required within street landscape borders and vehicular are required to be "canopy trees" as defined in LUC 6.2.3 "A woody plant, other than a palm tree, with a mature crown diameter of at least fifteen (15) feet and having a trunk that, at maturity, is kept clear of leaves and branches at least six (6) feet above grade". The future right-of-way line and curb location must be depicted correctly on the plan. This property is within the taper area of the roadway widening. The future curb must be dimensioned to the future property line. Also the location of the future curb location is essential because the street perimeter building setback is measured from the back of future curb location. A five-foot wide pedestrian refuge area with a four-foot wide sidewalk is required between a PAAL and a building. The pedestrian refuge in question is to be provided adjacent to the east building and the PAAL. Draw, label and dimension the required sidewalks. Label and dimension the sidewalk along the East Side of building 1. Both required sidewalks must connect to the on site pedestrian circulation and to the sidewalk in the right of way. If the general public will not be accessing these areas next to the bays, the requirement for the concrete sidewalk can be eliminated and a five-foot wide painted pedestrian refuge area is required. The pedestrian refuge must still connect to the on site sidewalk system. The employees and not the general public must only access the area. Revise as required based on the actual use. Additional comments may be forthcoming based on the response comments and the revised drawing. DS 2-05.2.4.D.3 11. Add an overall building setback dimension from the existing and future back of curb locations to both buildings. DS 2-05.2.4.J 12. Provide a detail drawing for the access ramps depicting the required truncated domes. All access ramps that transition onto the vehicular use area must be designed with truncated domes. The pedestrian circulation system must connect all elements of the development as indicated in DS 2-08.4.0. In addition, the sidewalk must be physically separated from the vehicular use areas by providing a raised concrete sidewalk. All pedestrian refuge areas, which are proposed or provided, that are flush with the pavement must be delineated by painted stripes and must transition to the sidewalk system with access ramps. Please review the plan and revise as required. DS 2-05.2.4.K 13. The heights and dimensions for both building one and two must be labeled on the plan (building footprints). Please draw and label the front door or main entrance to both buildings. DS 2-05.2.4.N Please clarify if both buildings are for the Brake Masters or are two separate uses proposed in this development. If so please revise any notes and calculations accordingly for each use. Please be aware that the automotive service repair and the trade service repair are two different types of uses and additional or different criteria may apply to one but not the other. Also the use "Trade Service and Repair Major is not an allowed principal use in the C-2, clarify clearly the uses to insure compliance. Please indicate on the plan which spaces will be provided with the wheel stops. If all spaces are to be provided with a wheel stop please indicate on the plan or on the parking space details with a note. Per ANSI standards 503.3.3 handicapped parking spaces must be 20 feet in length. Revise the handicapped parking space length to 20 feet and insure that the PAAL width adjacent to the handicapped parking spaces is 24 feet for two-way travel. DS 2-05.2.4.P 15. This project will be tributary to the Ina Road Water Pollution Control Facility via the Tanque Verde Interceptor.
