If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is October 11, 2006.

2. Add the following items to the location map. Draw and label the Pantano Wash and label the sections corners at the center of the map. Ds 2-05.2.1.D

3. Add the subdivision book and page number to the title block following the lot number. Ds 2-05.2.1.G

4. The existing zoning of the lot to be developed has not been rezoned to C-2 as noted in note one. Revise general note 1 to state the following; "The existing zoning is C-1, the proposed zoning is C-2 per rezoning case C9-98-34 (Change of Conditions)." DS 2-05.2.1.A.1

5. This project has been assigned the development plan case number D05-0039. Please list the case number in the lower right corner of all development plan sheets and landscape and NPPO sheets. DS 2-05.2.1.A.2

8. If applicable all existing or proposed easements must be drawn and labeled on the plan, including any recorded cross access/parking agreements must be listed. The docket and page numbers of all easements must be labeled and copies of the documents for cross access must be submitted for review. DS 2-05.2.3.B and DS 2-05.2.4.G

9. The future right-of-way line and curb location must be depicted correctly on the plan. This property is within the taper area of the roadway widening. Please review the distances from the center of the Pantano/Speedway intersection to the west property line of the property and draw the future right of way line and curb line accordingly. The future curb must be dimensioned to the future property line. Also the location of the future curb location is essential because the street perimeter building setback is measured from the back of future curb location. Check with engineering section reviewer for more information on the right of way taper. DS 2-05.2.4.D

10. A five-foot wide pedestrian refuge area with a four-foot wide sidewalk is required between a PAAL and a building. The pedestrian refuge in question is to be provided adjacent to the east building and the PAAL. Draw, label and dimension the required sidewalks. Label and dimension the sidewalk along the East Side of building 1. Both required sidewalks must connect to the on site pedestrian circulation and to the sidewalk in the right of way.

If the general public will not be accessing these areas next to the bays, the requirement for the concrete sidewalk can be eliminated and a five-foot wide painted pedestrian refuge area is required. The pedestrian refuge must still connect to the on site sidewalk system. The employees and not the general public must only access the area. Revise as required based on the actual use.

Additional comments may be forthcoming based on the response comments and the revised drawing. DS 2-05.2.4.D.3

11. Add an overall building setback dimension from the existing and future back of curb locations to both buildings. DS 2-05.2.4.J

12. Provide a detail drawing for the access ramps depicting the required truncated domes. All access ramps that transition onto the vehicular use area must be designed with truncated domes. The pedestrian circulation system must connect all elements of the development as indicated in DS 2-08.4.0. In addition, the sidewalk must be physically separated from the vehicular use areas by providing a raised concrete sidewalk. All pedestrian refuge areas, which are proposed or provided, that are flush with the pavement must be delineated by painted stripes and must transition to the sidewalk system with access ramps. Please review the plan and revise as required. DS 2-05.2.4.K

13. The heights and dimensions for both building one and two must be labeled on the plan (building footprints). Please draw and label the front door or main entrance to both buildings. DS 2-05.2.4.N

Please clarify if both buildings are for the Brake Masters or are two separate uses proposed in this development. If so please revise any notes and calculations accordingly for each use. Please be aware that the automotive service repair and the trade service repair are two different types of uses and additional or different criteria may apply to one but not the other. Also the use "Trade Service and Repair Major is not an allowed principal use in the C-2, clarify clearly the uses to insure compliance. Additional comments may be forth coming on this issue based on you response to this comment and revisions to the plan.

14. Please indicate on the plan which spaces will be provided with the wheel stops. If all spaces are to be provided with a wheel stop please indicate on the plan or on the parking space details with a note.

List as a note based on the parking ratio for each use the number of parking spaces required and provided including require handicapped parking spaces. Per ANSI standards 503.3.3 handicapped parking spaces must be 20 feet in length. Revise the handicapped parking space length to 20 feet and insure that the PAAL width adjacent to the handicapped parking spaces is 24 feet for two-way travel. DS 2-05.2.4.P

15. Indicate graphically, where possible, and by notes, in all other instances, compliance with the rezoning conditions per case C9-98-34 (revised). Submit a separate response letter that states how all the rezoning conditions have been met based on the proposed development plan. DS 2-05.2.4.U

Submit for review and as reference with the next submittal package a copy of the preliminary development used for the rezoning case process.

16. Indicate on the plan the type of postal service proposed for this development. If the postal service is to occur within the building indicate by adding a general note. If the service is to be provided via a central location or freestanding pedestal, please draw on the plan and label the location and type of service proposed. DS 2-05.2.4.V

17. Indicate the location and type of freestanding, pedestal, or monument signs proposed for the new development including existing or proposed billboard signs. DS 2-05.2.4.W

18. See the landscape reviewer comments related to landscape borders, screening, and NPPO requirements. DS 2-05.2.4.X

19. Add a matrix table that provides all the development criteria that is required, allowed and provided or proposed for the proposed uses. The information that must be provided includes the following items; allowed and proposed floor area ratios, the allowed and proposed building heights, the required and proposed building setbacks from adjacent property lines and street, the number of required and provided parking spaces for each use, the number of required and provided handicapped parking spaces, the number of required and provided bicycle parking spaces, and the number of required and provided loading spaces. I acknowledge that some of these items are listed on the plan. Please consolidate the information under a heading of land use code data.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



This project will be tributary to the Ina Road Water Pollution Control Facility via the Tanque Verde Interceptor. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office.

Sheet 2: Revise the plan to show the existing sanitary sewer manhole and sewer pipe. Show the pipe size. Show the existing manhole IMS numbers. These are the 6 digit (usually) numbers found on PCDOT Mapguide and PCWMD basemaps and Mapguide. Show any existing inverts at the existing manhole.

Sheet 2: Revise the site plan to show any existing Public Sewer Easements that allow legal access to the existing public sewer manhole.

Sheet 2: Revise the site plan to show any existing and proposed private sewers that will serve the existing or proposed buildings 1 and 2. Provide inverts at the point of connection to the public sewer and at any proposed clean outs. Show the pipe length and slope of the proposed private sewer.

We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
