The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


As previously requested on November 23, 2005, and on March 15, 2006, please provide the letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

Submitting other plans as reference is not acceptable. All pertinent information shall be included in the drawings belonging to this specific development plan. Please address the following review comments on the specific development plan being reviewed.

SHEET 2. The symbol used for existing infrastructure is not clearly visible. Please use a darker symbol that is clearly different to the symbol used for proposed sewers, so that when these drawings get microfilmed for future reference, they can be viewed withtout.

SHEET 2. Show the manhole numbers for the proposed public sewer to which this project is connecting. If no six-digit Pima County manhole number has been assigned, please label it with the number used on the sewer improvement plans.

SHEET 2. The proposed public sewer easement around the proposed private sewer is not necessary. Please delete this proposed easement.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 4th submittal. A check for the review fee of this submittal in the amount of $39.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

05/03/2006 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Revise the landscape plan to show the locations and note the height and materials used to construct any proposed or required screen walls. Note the height and materials of existing walls proposed to meet the screening requirements. LUC 3.7.3.3


The development plan is required to demonstrate compliance with the above requirement. Provide spot elevations or other information as necessary. The screen for the parking lot is required to measure 5' from the finished grade of the parking lot.

The screen wall is required for all sides of the vehicular use area, even properties with the same zoning, unless walls on adjacent properties are allowed as indicated below.

2) If a new development is using an existing screen on an adjacent property to meet screening requirements, a copy of the recorded covenant locating the existing screen(s) on adjacent property is required prior to permit approval.

3) The loading areas are required to be screened from the property to the south per LUC table 3.7.2-I. Identify the required screen wall and note the height on the development and landscape plans. The loading area is approximately 68' from the south property line.

4) SCZ approval is required prior to development plan approval. Applications for projects within the Scenic Corridor Zone (SCZ) shall be reviewed in accordance with the DSD Full Notice Procedure, Sec. 23A-50 and 23A-51. The decision to approve or deny the project will be based on the purpose, intent, and specific regulations of LUC 2.8.2.

5) Revise the native plant preservation and landscape plans to show easements. Revise the grading limits as necessary for utilities that cross the scenic route buffer area.
