PAUL | ZONING | REVIEW | Denied | CDRC TRANSMITTAL FROM: Michael St.Paul, Planning Technician PROJECT: D05-0037 8235 South Houghton Road Medical Offices: Third review TRANSMITTAL: March 6, 2006 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1) A maximum of one year is permitted, from the date of application, to obtain approval of a development plan. If at the end of one year the development plan has not been approved, it must be revised to be in compliance with all regulations and codes in effect at that time, and it must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is September 18, 2006 (LUC Sec 5.3.8.2, DS 2-05.2.2.B.2). 2) A Scenic Corridor Zone overlay submittal has been submitted. Please be aware that there are several requirements specific to the SCZ review; these include colors and materials for all structures (including roofing) and signs. In addition to the separate SCZ review submittal you must demonstrate compliance with the Scenic Corridor Zone (SCZ) on the development plan (LUC Sec 2.8.2 & Sec 23A-50). 3) The Detectable Warnings (Truncated Domes) must be located at the edge of the nearest curb line, between six (6) to eight (8) inches and be twenty-four inches (24") deep. Please revise the handicapped ramp Detail # 8 (DS 2-08.4.1.F, ICC/ANSI A117.1-2003; 501 & 406.13.1 & 13.2). 4) It is difficult to read this print out of the plans submitted. It appears that all the layers were turned on when printed. 5) Please by aware that there may be additional comments relative to requirements of the previous Development Plan, the SCZ review and any additional information provided on or with the next submittal. 6) Robert Caylor, Thank your for meeting with me of Friday. Please meet with me so we can complete the lot split and finalize these last few comments. After that the last thing is the posting and appeal period for the SCZ.
