Speedway Blvd. Development Plan - 2nd Submittal D05-036 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 2: A clean-out or manhole will need to be installed where the 6" sewer line from Building 2 joins the 6" sewer line from Building 1. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Complex Development Plan D05-0036 (Second Review) T14S, R15E, Section 08 RESUBMITTAL REQUIRED: Development Plan and Drainage Report. The Development Plan (DP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Development Plan: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. Per our conversations and meeting on this project the TP does not reflect any of the revisions agreed on for the grading plan. The re-submittal should show all changes agreed upon. 3. Show all drainage facilities on the TP. 4. Call out surface paving material. 5. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15.2.1.16. Per previous comment. 6. Det./Ret. basin shall not be located in the 50' linear park easement. Revise as required. Per previous comment. 7. Provide a cross-section of the proposed improvements for the river park per rezoning condition no. 12 on the plans. 8. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Per previous comment. 9. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The service vehicle does not meet the turning radius standards and exceeds the max. "back-up" distance allowed. Also include a dumpster enclosure detail. The TP has not been revised as required per previous comment. Obtain approval from Environmental Services, John Clark, 791-5543 x1136, include the approval with the re-submittal. Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. As agreed upon with Swaim and associates the retention basin will be replaced a smaller rip-rap splash pad and be placed outside the 100-year flood plain and park improvements along with drainage scuppers under the park path. 3. A Flood Plain Use permit will be required for any construction or disturbance in the floodplain. 4. Show the 100-year W.S.E.L. on figure 3 of the DR. Additional blueline copies will be made from the complete mylar set and distributed to various review agencies for their files.
