This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 2: Two of the cleanouts are marked as CO #1, please revise. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Please include the contour interval on each sheet of the development plan with the north arrow. DS 2.05.2.1.H 2. The separate response letter detailing compliance to applicable rezoning conditions of C9-00-03 does not provide must detail as to how compliance to rezoning conditions was accomplished. For example for rezoning condition 9a the response would state a copy of the required report was provided to the president of the "X" Neighborhood for review on April 10th. Please provide a detailed response letter. DS 2-05.2.4.U 3. Please label drive-through lane being serviced by the ATM as "ATM Service Only" on the development plan. 4. Please revise bicycle detail 1 showing proposed class 2 bicycle parking spaces. The required spacing between bicycle parking space must be a minimum of thirty (30) inches. The type of rack proposed does not provide two-point support for bicycles. The rolling rack is an unacceptable design since it does not provide for two-point support. Bicycle can easily fall over and damage. Please review DS 2-09.8.0 Figure 2 - 7 for acceptable and unacceptable rack designs and Figure 9 for dimensional requirements. DS 2-09.5.1, DS2-09.5.2, DS 2-09.5.4, & DS 2-09.6.2 5. The proposed monument sign proposed on 22nd Street appears to be placed within the future sight visibility triangle. Lines of sight cannot be obscured between thirty (30) inches and six (6) feet through a triangle area adjacent to a driveway, a PAAL, or a street, where such access ways intersect with another street in a T-configuration. Please revise location of proposed monument sign. DS 3-01.5.1.A.1 6. The PAAL on the east side is dimensioned as twenty-three and one half (23 1/2) feet. The minimum width allowed for a two-way PAAL is twenty-four (24) feet. Please revise. DS 3-05.2.1.C.1 7. Please dimension the PAAL on the west side of the building. 8. Please demonstrate that a delivery vehicle can maneuver around the southwest corner of the site without having to cross into the required stacking area. The radius is based on the national standards for turning radii required for vehicles for which the loading space is designed. LUC 3.4.4.2.C 9. Please revise wording used in bicycle parking calculations. It should read 8% of "provided" vehicle parking, not required, and the calculation should be 0.08x"25", not 24. LUC 3.3.3.5 10. The dumpster location is within fifty (50) feet of R-1 zoned property (common area "A", Harrison Terrace). Per rezoning condition 19 all dumpsters are to be placed at least fifty (50) feet from residentially zoned or developed property. Please revise location. C9-00-03 Condition 19 11. All changes, modifications, and/or corrections must be made on all applicable plans including the development plan, landscape plan, and NPPO. Once changes, modifications, and/or corrections are made and reviewed further comments may result.
