Generally, the grading plans may be submitted for review upon approval of the Development/Site plan. D.S. 2-03.5.2 The Drainage Report was reviewed for Development Plan purposes only. A copy of the drainage report will need to be provided with the Grading Plan, and revisions to the drainage report may be required due to proposed grading conditions. As stated in previous comments a Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit a set of grading plans and SWPPP's with text; upon completion and submittal of a grading permit application. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans. Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Carmax Development Plan – 3rd Submittal D05-031 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 1. Revise General Note 21 as follows and fill in the blanks as necessary THIS PROJECT HAS ____ PROPOSED AND ____ EXISTING WASTEWATER FIXTURE UNIT EQUIVALENTS, PER TABLE 13.20.045(E)(1) IN PIMA COUNTY CODE 13.20.045(E). SHEET 4. The pipe slopes used on the plan are not consistent with the manhole invert elevations and pipe lengths that are shown in tables. The slope and invert elevations between Manhole 1 and Manhole 2 do not work. Subject to the above required revisions, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Oracle Road Development Plan TRANSMITTAL: March 3, 2006 DUE DATE: February 14, 2006 COMMENTS: CONDITIONAL APPROVAL GRANTED, SUBJECT TO THE FOLLOWING REVISEMENTS COMPLETED. 1. ACTION REQUIRED - (Per last review/current review.). Per DS 2-05.2.4.K and ANSI, clarify handicapped accessibility from Turbo Road to the main car sales building. Call out handicapped ramps with truncated domes at both ends of the pedestrian crosswalk in the north parking lot (where sidewalks transition to vehicular use area) using keynote 25. 2. Provide recordation receipt of lot combination covenant. 3. Due to a potential safety concern, please move the crosswalk connection at the south side of the development an additional 110 feet to the east. Then continue north with a striped crosswalk across PAALs. Provide a raised concrete sidewalk where adjacent/parallel to parking spaces. Connect the pedestrian access to the island in parking row 3, then continue across to the island adjacent to the handicapped parking spaces. Be sure to provide handicapped ramps and truncated dome early warning devices where transitioning to a striped crosswalk across PAALs. 4. Clarify type of surface the island is adjacent to the handicapped parking spaces. Clarify if landscaping is provided/required. Keep in mind handicapped/pedestrian access. 5. Once the necessary corrections are made per Community Planning, please submit the following documents for sign-off. 1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). AND 1 Double Matte right-reading Océ or Photo Mylar of the Development Plan. The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional blueline copies will be made from the complete mylar set and distributed to various review agencies for their files.
