The following items need to be addressed: 1) Per the Landscaping and Open Space section (page 15) of the Menlo Park Mercado District Planned Area Development the plantings outside patio walls will be situated within mulched and sunken rainwater-harvesting earthworks. Please clarify design documents accordingly to show compliance with this requirement. 2) Per the Landscaping and Open Space section, item 6 (page 17) of the Menlo Park Mercado District Planned Area Development the planters and trees will planted a minimum of 2.5' to center of tree from outside of curb. Please clarify design documents accordingly by adding dimensions to show compliance with this requirement. 3) Per the Landscaping and Open Space section, item 3 (page 18) of the Menlo Park Mercado District Planned Area Development the curbs are cut to harvest street runoff into mulch and French drains in planting basins. Please call out curb cuts on plans and show how the water harvesting areas are placed to take advantage of the existing/proposed roadway crown geometry. Please also refer to bullet points 2 and 3 from the Street and Right of Way Standards from page 19 of the Menlo Park Mercado District Planned Area Development. 4) Per the Street and Right of Way Standards, sidewalks section, bullet point 5, on page 21 of the Menlo Park Mercado District Planned Area Development scuppers of adequate size are permitted below sidewalks to direct rainfall from buildings to plantings. Please update plan accordingly to comply with City of Tucson rainwater harvesting Guidelines, as required by the last paragraph on page 15 of the PAD. 5) Please note that the construction drawings prepared by WLB and submitted with this revision should reference the curb as being vertical curb per page 28 of the PAD document. 6) Per page 28 of the PAD document the planters are to be 4.5' x 10' and cut in the sidewalk with French Drains at the curb cuts. Please clarify how this plan compliance with the storm water harvesting aspects of this requirement. It is noted that per page 38 of the PAD document the City of Tucson has exempted the site from onsite retention and detention. 7) Per previous comment by Elizabeth Leibold and Solid Waste Collection requirements contained on page 40 of the PAD please provide a copy of the Covenants, Conditions & Restrictions where the responsibility is determined for the owners of the commercial units. It is acknowledged that the lack of condo units negates the need to determine responsibilities of the condominium owners as previously requested by Elizabeth Leibold. 8) Per TSM 10-01.5.1A1 please show landscape being proposed by this revision does not encroach into the Site visibility triangles (SVT). This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 2-06.3.1 - Each sheet shall measure 24 inches by 36 inches and include a minimum one inch margin on left side and one-half inch margin on all other sides to facilitate efficient record keeping. 03/21/2016 | ARUIZ1 | ENV SVCS | REVIEW | Reqs Change | The City of Tucson - Environmental Services Department (ES) has completed a review of the 2nd Submittal of Revision 1 for the proposed development at "Commercial Lot / Block C - Lots 25 & 38, Menlo Park - Mercado District Development" from a solid waste storage and collection standpoint. The subject parcel is 1.052 acres in size and is bounded by Paseo De Los Zanjeros on the north, Avenida Del Convento on the east and Calle De Los Higos on the south. The waste generation calculations are correct and two 3 cubic yard refuse containers and two 3 cubic yard recycling containers are required at this site. Sheet 2 of 4 of the development plans contains a line with the note: "Approximate 500 foot landfill buffer". This line is located in the southern one-half of the Block C area on the plan. Please identify the name and location of this landfill. Also, state whether or not this development requires compliance with City of Tucson Ordinance No. 10037 providing measures to protect the public health and safety from potential adverse impacts of methane gas from landfill sites. Provide information described above relative to the landfill buffer line shown on Sheet 2 of 4 of the development plans for the proposed development at "Commercial Lot / Block C - Lots 25 & 38, Menlo Park - Mercado District Development".
