Engineering has reviewed the received items and recommends conditional approval of the Development Plan for Block "C". DEVELOPMENT PLAN CONDITIONS OF APPROVAL: 1) City of Tucson Development Standards (DS) Section No.2-05.2.4.G: Provide copies of correspondence from TDOT authorizing less than 20 feet of access area at the north and south ends of the basement parking area. 2) DS Sec.2-05.2.4.H.2: Indicate proposed drainage solutions, such as origin, direction, and destination of flow and method of collecting and containing flow from the roof; a roof drainage plan shall be provided at building plan review stage that matches the approved drainage report. This will include providing roof drainage details that conform to the direction of roof drainage per the drainage report and that indicates how and location of where the stormwater will be directed to offsite, including down spouts and scupper locations. 3) DS Sec.11-01.12.5: Per condition of permit T05BU01511, the soils engineer shall provide professional inspection, including observation during grading excavation, and testing for required compaction. The soils engineer shall provide sufficient observation during the preparation of the natural ground and placement and compaction of the fill to verify that such work is being performed in accordance with the conditions of the approved plan and the appropriate requirements of the grading development standards. Any revised recommendations relating to conditions differing from the approved soils engineering and engineering geology reports shall be submitted to the DSD and the project's civil engineer. Submit copies of Geotechnical / Soils Reports to DSD for soil conditions and observations during excavation at building permit review stage and before issuance of building permit. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEET 1. As the private sewers are proposed, please replace General Note 4 with ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT AT THE TIME OF SUBMITTAL OF PLUMBING OR BUILDING PLANS.
