The Pima County Department of Environmental Quality and the Wastewater Management Department hereby approve the above referenced submittal as received by us on July 18, 2006. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer lines or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality prior to constructing, operating or engaging in an activity which may cause or contribute to air pollution. Please provide the more specific use as described in the Zoning Administrator (ZA) letter and LUC as "Educational Use: Elementary and Secondary Schools". This affects general note 3 and Parking calculations note 1 & 4. 2. The development plan (DP) cannot be approved until the recordation information is provided for electric easement vacation. Please contact David Rivera, Principal Planner 791-5608 for direction on potential DP approval. 3. Please add handicapped ramps with truncated domes in the following places: A) On current lot 4 - at both ends of the concrete island connected by cross-walks in the east parking lot area. B) On current lot 1 - at the end of the sidewalk transitioning to the cross-walk to cross the PAAL. 4. Please correct off-street loading calculations for required spaces. Civic Use Group requires using LUC 3.4.5.4, Table 4, which requires GFA between 25,001 through 75,000 to provide two (2) off-street loading spaces, twelve (12) feet by thirty-five (35) feet. LUC 3.4.5, LUC 3.4.5.4 Table 4 5. Please revise the bicycle parking calculations. Required bicycle parking for educational uses grade K-8, as determined by the ZA letter is one (1) space per ten (10) students and employees - all class 2. Also be aware that that development standard 2-09 has been revised. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Bicycle access through the development will be separate from the pedestrian ways. Vehicular access may be used as bicycle access. Bicycle access to a parking facility may cross a pedestrian way at a right angle (DS2-09.3.2). Multiple rack bicycle parking require a minimum thirty (30 inches between outer spaces of posts or racks (DS 2-09.5.1.A). The applicant should revise plan as required.
