The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 2. The annotation for the new sewer easement must be revised to state "New Sewer Easement" instead of New PAAL Access Easement. If the new sewer easement recordation information must be listed on the development plan if the easement is to be recorded by separate instrument. The abandonment of the existing sewer easement must also occur prior to final approval of the development plan by the CDRC manager. Please contact Patricia Gehlen for additional information on this issue. 3. The following drafting items must be cleaned up. a. Dimension the back of the back up spur between the curb and the property line. The required setback from the property line is three feet. b. The truncated domes have been depicted incorrectly on the access ramp details. The domes are to be placed on the portion of the ramp that is adjacent to the access aisle. c. Access ramps are required at the ends of the crosswalk, which is next to the loading zone. All access ramps are to be provided with truncated domes. Add a note stating that all access ramps will be designed and constructed with the required truncated domes. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Once the necessary corrections are made per Community Planning, please submit the following documents for sign-off. 1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). AND 1 Double Matte right-reading Océ or Photo Mylar of the Development Plan. The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording.
