Per annexation condition1.d of Section 2, Ordinance 6503, please provide a site specific traffic access study as deemed necessary by the City Transportation Department.

Per annexation condition 2.a of Section 2, Ordinance 6503, please provide a complete hydrologic drainage report as deemed necessary by the Floodplain Engineer.

Per annexation condition 1 of Section 5, Ordinance 6503 and Ordinance 9441 condition 1, height of all structures except for proposed satellite antennae dishes, which can be a maximum of fifty (50) feet, are restricted to a maximum height of thirty-five (35) feet. The phase 1 building is indicated to be seventy-five (75) feet in height. Please revise. Calculations for FAR, parking, and off street loading will need to be revised as well.

Per annexation condition 5 of Section 5, Ordinance 6503 and Ordinance 6750 Section 1 condition 5, indicates that uses within the I-1 project area are to conform to the Park Industrial (P-I) zone, except as may be modified by the Mayor and Council. This would require office use to meet development designator “33” and not development designator “34”, as indicated on the proposed development plan. Please revise plan accordingly to meet the requirements of development designator “33”. Required FAR and building height must be revised.

Tucson Electric Power Company (TEP) has reviewed the plans submitted for
review May 4, 2005. TEP is unable to approve the plans at this time. There
are existing electrical facilities within the boundaries of this project.
In order for TEP to approve the plans, the facilities and easement recording
information must be depicted on the plans.

Enclosed is a copy of a TEP facility map and the development plan showing
the approximate location of the existing facilities. The location of the
underground electric cables is to be determined by blue stake. All cost
associated with the relocation of the facilities in conflict will be
billable to the developer.

Please resubmit two revised bluelines to the City of Tucson for TEP's

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to the Roger Road Wastewater Treatment Facility and the Ina Road Water Pollution Control Facility via the Pantano Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. Contact Robert Decker, PCWWM Planning Services, at (520) 740-6625 regarding this matter.

Based on the evaluation of project C12-83-34, this project would qualify for Participating sewer connection fee rates.

ALL SHEETS. Add the project number, D05-0015, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

The Engineering Division has reviewed the Development Plan and Drainage Report for Reliasoft and does not recommend approval at this time.

Development Plan Comments:

1. Confirm that the basis of bearing and basis of elevation are those used by the surveyor for this project. It appears that they are a large distance from the site.
2. Show on the development plan and in the drainage report how the stormwater will be discharged from the project. Show how that the sidewalk and all pedestrian routes will be kept floodfree for up to a ten-year event. Provide details for any required drainage structures.
3. Show how that water harvesting will be maximized. Show how that roof and parking area discharges will be directed to landscape areas to the maximum amount practicable.
4. Make sure that all type is at least 12 point. The contour labels are much smaller and will not reproduce sufficiently when photoreduced.
5. Show existing storm drains and culverts across and adjacent to the project site.

A complete grading permit submittal and Stormwater Pollution Prevention Plan will be required for this project.

2) Revise the Native Plant Preservation Plan aerial photo to include all plants listed on the inventory.

3) Revise the native plant preservation plan to show the limits of grading. If grading is to be phased, include a phase line. All disturbed portions of the site will be required to comply with LUC 3.7.2.7.

4) Revise the landscape plan to locate the Acacia greggii in areas where they will pose no hazards to people. Make sure that other trees proposed in the vehicular use areas will not interfere with parking and pedestrians. DS 2-06.3.8.A

5) Multi-trunk trees are not to be planted in parking areas unless the planting area is sized to minimize interference. DS 2-06.3.3.E

6) Revise the landscape plan to ensure that the minimum vertical overhead clearance is provided in compliance with DS 6-01.4.1.B

7) Revise the landscape plan to ensure that the street landscape border meets the vegetative requirements of LUC 3.7.2.4.A.5 (50%), if necessary. Plants used for screening are not to be included in the calculations. DS 2-06.3.7

8) Show how the site will comply with the water harvesting requirements on the site, landscape and grading plans.
Per LUC 3.7.4.3.B, Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of
all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area.
06/02/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS
1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is May 2, 2006.

2. Revise existing zone listed under code review note number three (3) from P-I to I-1and add the following note: "Per annexation condition, the proposed use shall conform to P-I zoning." (D.S. 2-05.2.2.B.1)
