Enclosed is a copy of a TEP facility map and the development plan showing the approximate location of the existing facilities. This project will be tributary to the Roger Road Wastewater Treatment Facility and the Ina Road Water Pollution Control Facility via the Pantano Interceptor. Development Plan Comments: 1. Confirm that the basis of bearing and basis of elevation are those used by the surveyor for this project. It appears that they are a large distance from the site. 2. Show on the development plan and in the drainage report how the stormwater will be discharged from the project. Show how that the sidewalk and all pedestrian routes will be kept floodfree for up to a ten-year event. Provide details for any required drainage structures. 3. Show how that water harvesting will be maximized. Show how that roof and parking area discharges will be directed to landscape areas to the maximum amount practicable. 4. Make sure that all type is at least 12 point. The contour labels are much smaller and will not reproduce sufficiently when photoreduced. 5. Show existing storm drains and culverts across and adjacent to the project site. A complete grading permit submittal and Stormwater Pollution Prevention Plan will be required for this project. DS 2-06.3.8.A 5) Multi-trunk trees are not to be planted in parking areas unless the planting area is sized to minimize interference. DS 2-06.3.3.E 6) Revise the landscape plan to ensure that the minimum vertical overhead clearance is provided in compliance with DS 6-01.4.1.B 7) Revise the landscape plan to ensure that the street landscape border meets the vegetative requirements of LUC 3.7.2.4.A.5 (50%), if necessary. Plants used for screening are not to be included in the calculations. DS 2-06.3.7 8) Show how the site will comply with the water harvesting requirements on the site, landscape and grading plans. Per LUC 3.7.4.3.B, Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes.
