If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is April 26, 2006. 2. As a result of the revised parking layout, a vehicular cross parking and access agreement is required for this site. Provide a copy of the agreement for review. The agreement shall then be recorded and a copy of the recorded agreement shall be submitted to the Zoning Review section for our records. A note shall also be added to the drawing listing the cross access and parking agreement along with the docket and page reference. (D.S. 2-05.2.4.A) 3. Per D.S. 2-08.4.1.A, at least one (1) sidewalk shall be provided to each street the project has frontage. Provide a sidewalk from the building to the sidewalk located within 22nd Street right-of-way. (D.S. 2-05.2.4.K) 4. Is access proposed from Martin Street? If so, demonstrate maneuverability for a loading zone from Martin Street. In addition, indicate if Martin Street is improved/paved as a note on the drawing. 5. Provide, as a note on the drawing, to whom the loading zone located on the adjacent property will serve. (D.S. 2-05.2.4.O) 6. The square footage of the building noted on the drawing and listed under the GFA calculation does not match the GFA listed under the vehicle parking calculation. Revise for consistency. (D.S. 2-05.2.4.P) (LUC 3.3.4) 7. The bicycle parking facility shown on the drawing and details is a Class II facility. The class type on the drawing and calculation is incorrectly referred to as Class I. Revise as required. (D.S. 2-05.2.4.Q) 8. Per D.S. 2-09.4.1, Class II spaces shall be located conveniently to the main entrance of the building. The location shown on the drawing does not meet this standard. Relocate as required. 9. Provide a separate response letter, which addresses how all rezoning conditions have been met. (D.S. 2-05.2.4.U) 10. All on-site sidewalks shall be physically separated from the vehicular use area. The sidewalk located between the building and the PAAL does not comply with D.S. 2-08.4.1. Revise as required. 11. All requested changes must be made to the development and landscape plans. Development Plan Comments: 1. As previously commented, show sufficient existing and proposed grades and drainage patterns to demonstrate that water harvesting will be achieved as described in the drainage statement and as required by LUC 3.7.4.5.B. Show how that runoff from the roof and parking areas will be directed through the landscape areas to the maximum extent practicable. In the response letter provide a clear discussion of the changes to the development plan as well as a clear explanation for the limitations imposed by site geometry. 2. As previously commented, provide recordation information for all adjacent rights-of-way. 3. Show that the loading zone and solid waste container can be accessed by the appropriate design vehicle. Show turning radii for access from the street to the on-site location and to the street again. A complete grading permit submittal and Stormwater Pollution Prevention Plan will be required for this project.
