The path is to be next to and on the east side of the scenic corridor buffer. Indicate path specifications are: 2" asphalt with 6" thickened edges. Asphalt path is over 4" compacted ABC. The path should be consistent with the path segment under construction at the northwest corner of Rita Rd. and Houghton Rd. The path will be ADA accessible. Trees planted a maximum of 25 ft apart to provide shade to the path. A removable bollard placed in the center of the path may be required at roadway crossings. Curb ramps for the paved path at roadway crossings should be at least 10 ft wide. All drainages crossing the path shall be below ground. Every parking space shall be located within forty (40) feet of the trunk of a canopy and one (1) canopy tree is required for each ten (10) motor vehicle parking spaces or fraction thereof. In areas where a required landscape border falls within the vehicular use area, up to 50% of the canopy trees may be counted towards both the minimum parking lot canopy tree requirement and the landscape border canopy tree requirement. 2) Revise the plans maintain a minimum distance of two (2) feet between a PAAL and any wall per DS 3-05.2.2.B.3. 3) Revise the landscape and development plans to clearly show the heights of all screen wall segments. Currently the development plan does not match the landscape plan. 4) Revise the landscape and development plans to modfy the location of the screen wall and/or sidewalk at the southeast corner of the site to eliminate conflicts. 5) Revise the the granite placement detail to specify a 2" layer per DS 2-06.5.2.C. 6) Provide a 6' high screen wall for the loading area per LUC Table 3.7.2-I. 7) Include the CDRC case number, D05-0014 on the landscape plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is April 26, 2006. 2. Remove the letter P- located in the lower right corner of sheet 1 of 3 and replace it with the assigned development plan case number D05-0014. The development plan case number and rezoning case number (C9-04-20) shall be located in the lower right corner of each sheet on all plans (development, landscape, and NPPO). (D.S. 2-05.2.1.K) (D.S. 2-05.2.2.B.2) 3. Add the land use classification proposed for this project under general note three (3). General note five (5) may not be verified for compliance until the proposed use is clearly indicated. Refer to LUC Sec. 2.7.2.2 for land use classes permitted in the I-1 zone subject to compliance with the development and compatibility criteria listed for the Development Designator indicated and to any additional conditions listed for each use. The number or letter in quotation marks following the Land Use Class refers to the Development provisions of Sec. 3.2.3 and shall be listed with the land use class and any applicable "subject to" sections of the LUC. If applicable, all existing and proposed easements and those proposed for abandonment, must be recorded and the docket and page noted on the plan prior to final approval of the development plan. Development Plan Comments: 1. Show sufficient existing and proposed grades and drainage patterns to demonstrate that water harvesting will be achieved as described in the drainage statement and as required by LUC 3.7.4.5.B. Show how that runoff from the roof and parking areas will be directed through the landscape areas to the maximum extent practicable. 2. Show a 20x30 ft pedestrian sight visibility triangle at the 22nd entrance. (DS 3-01.5.1.B.1) 3. Revise the curb and sidewalk design for the intersection of Neff and 23rd street to meet the design requirements of DS 3-01.0 including figure 6 and figure 22. The endpoints of the curve should meet the straight curbline at a tangent. 4. Add the required drainage note: "Drainage will remain in its natural state and wil not be altered, disturbed, or ovstructed other than as shown on this development plan." (DS 2-05.2.2.C.1.b) 5. Clarify the status of Martin Street. Provide recordation information for the dedication of this street section. 6. Show that the loading zone and solid waste container can be accessed by the appropriate design vehicle. Show turning radii for access from the street to the on-site location and to the street again. A complete grading permit submittal and Stormwater Pollution Prevention Plan will be required for this project.
