Within the required buffer area, indigenous plant material is to remain. If any disturbance occurs during construction or prior to permit application, the buffer area is to be revegetated with native plants indigenous to the site and the area reconstructed to look as natural as possible. The current proposal would seem to create elevated islands of existing vegetation within or adjacent to the proposed drainage channel. Where existing vegetation is preserved, steep slopes with greater depths may be required. Other portions of the buffer would be depressed an unknown amount. The current design is under review as part of SCZ 05-010. Approval of this case is required prior to development plan approval. |

A Scenic Corridor Zone (SCZ) application has been submitted and must be approved prior to development plan approval. Once approved, include the SCZ case number (SCZ-05-10), date of approval, approved colors and conditions in the general notes. DS 2-05.2.2.B.10 2. The square footage of Pad #1 in the parking calculations (15,000 sq.ft.) and on the drawing (15,800 sq. ft.) are inconsistent. Revise. 3. For bldg. 1, spaces B & C, the uses stated on the drawing are not consistent with those stated in the parking calculations. For example, the parking calc. states that Space B is only medical service, but the drawing reads "medical/retail/restaurant/personal service". For space C the drawing does not include the office use listed in the calcs. Because this project does not meet the shopping center criteria, each use must be parked individually. Revise drawings and/or parking calculation for accuracy and consistency. Make sure all proposed uses and square footages are broken down and stated correctly on the drawing and are consistent with those listed in the parking calculations. LUC 3.3.5.1 LUC 3.3.4 DS 2-05.2.4.P 4. Dimension on the drawing the width of the pedestrian circulation system for Pad #1. At the northeast corner of the proposed Pad #1 building, there is an area where the building protrudes outward to where it may obstruct sidewalk width to less than the required 4 feet. Dimension the pedestrian sidewalk width fully, particularly in this area. DS 2-05.2.4.K DS 2-08 5. Provide copies of cross access agreement for the property to the west for the vehicular access and trash pick up areas. Add the recordation information to the plan. 6. This property has been split several times in the last 20 years and a new interior lot line is shown running east-to-west through the property.
