A Scenic Corridor Zone (SCZ) application has been submitted and must be approved prior to development plan approval. Once approved, include the SCZ case number (SCZ-05-10), date of approval, approved colors and conditions in the general notes. General note 26 will need to be corrected to reflect the new SCZ case and because there is no sheet DP3 included with this development plan. Also, remove the reference to "200' Scenic Setback" in the legend on sheet 2 of 4 as the requirement is 400' and keynote #8 describes this setback line adequately. DS 2-05.2.2.B.10 2. For clarity, label each building by number in the parking calculation as per the map. The uses and square footages listed on the map do not match those shown in the parking calculations. For example Bldg. 3 is shown as 80 feet by 65 feet (calculates to 5,200 square feet as stated in the parking calculations) but labeled as 6,400 square feet with uses labeled as retail/restaurant/personal service on the drawing, but office/retail/restaurant uses listed in the parking calculations. If the dimension along the north side of building 3 is intended to read "80 feet, revise accordingly. Restaurant uses are parked at 1 vehicle space per 100 square feet but the parking calculation reads 1 per 200 square feet for the 5,200 square foot building. The pad 1 parking calculation states that the principal use is to be restaurant, parked at 1 space per 100 square feet but the parking calculation reads 1 per 200 square feet. Make sure all proposed uses and square footages are stated correctly on the drawing and are consistent with those listed in the parking calculations. LUC 3.3.5.1 LUC 3.3.4 DS 2-05.2.4.P 3. Bicycle parking is based on the uses proposed and the number of vehicle parking spaces provided. Revise the bicycle parking calculation to be based on 8 percent of the total vehicle spaces provided (8% x 242 spaces = 19 bicycle parking spaces required. Label the required bicycle parking spaces for Pad #1and show their location on the plan. DS 2-05.2.4.Q DS 2-09.6.0 4. Provide copies of cross access agreement for the property to the west for the vehicular access and trash pick up areas. Add the recordation information to the plan. 5. The future 20' x 30' far side pedestrian sight visibility triangle at the entry drive along Rita Road is drawn incorrectly. Revise to reflect the true dimensions. DS 2-05.2.4.R 6. Revise the 75' dimension label for Rita Road and the 100' dimension label for Houghton Road to specify that these are the ½ right-of-way dimensions. DS 2-05.2.4.E 7. The parking count numbers in the area of the handicapped spaces located in front of buildings 1 and 2 indicate "5" and "6" spaces but 6 and 7 spaces respectively are shown on the drawing. The h/c parking calculation indicates 17 spaces are provided but only 14 are shown on the drawing. The parking calcs. indicate 242 spaces are provided but the total parking shown on the drawing is 243. Revise plan to be consistent. DS 2-05.2.4.P 8. The calculations indicate that 3 loading zones are required and provided but only 2 are shown on the drawing. At least one loading zone must be provided for the Pad #1 building. Label and dimension this required loading zone on the plan. LUC 3.4.4.1.B.2 9. This property has been split in the last 20 years and a new interior lot line is shown running east-to-west through the property. Provide copies of approved lot split documents. If the lot split has not been approved and the number of splits in the last twenty years has exceeded the maximum allowed (2 splits) for unsubdivided property, an approved subdivision plat will be required prior to the development plan approval.
