| 01/06/2006 | ELIZABETH EBERBACH | ENGINEERING | REVIEW | Denied | TO: Patricia Gehlen; CDRC Coordinator SUBJECT: Huachuca Apartments Development Plan 3rd resubmittal Engineering Review REVIEWER: Elizabeth Eberbach ACTIVITY NUMBER: D05-0010 SUMMARY: The revised Development Plan, revised Landscape documents, geotechnical documentation, and response letters were received by Development Services Department on December 5, 2005. Development Services Department Engineering Division has reviewed the received items and does not recommend approval of the revised Development Plan. The drainage information was reviewed for Development Plan purposes only. DRAINAGE REPORT AND DEVELOPMENT PLAN COMMENTS: 1) Tucson Code Section 26-7: Regarding the erosion hazard setback erosion protection for this proposed development, provide a detail of the upstream protection to show how scour and erosion is prevented from affected building 13 during 100-year event. 2) DS Sec.10-01.3.5.1.5: Regarding the soils report, address the following: a) DS Sec.2-05.2.3.D: Specifically provide geotechnical recommendations for the addressing the closure of the open, underground water encachements and wells. Provide geotechnical assessment of the pump house and other subsurface water tanks or wells at site. b) DS Sec.10-01.0.3.5.1.7: According to the Terracon report, the basins were assumed to be 1 foot or less deep for the recommended setbacks; revise geotechnical report to provide recommendations for setbacks from building to basin based on actual proposed 100-yr depths. The percolation testing results indicate a drain down time that exceeds 12 hours. Unless bleed pipes are provided, a revised basin design will be required to assure the maximum allowed time of disposal will not be exceeded for each basin. 3) It will be necessary to show how drainage enters basin C without draining through the dumpster enclosure. At minimum this will be necessary to show at grading plan review stage. Resubmittal is required. Submit revised Development Plan, revised Drainage Report, response letter, and compiled revised geotechnical report. If you have questions or would like to set up a meeting, call me at 791-5550, extension 2204. Elizabeth Eberbach, PE Civil Engineer Engineering Division Development Services Department |
