Provide the total number of dwelling units for the specific block and the total square footage of commercial area for the same specific block including this project. LUC Parking requirements within the Neighborhood Center District may be reduced by 50% including parking requirements for residential use. Please correct the number of required parking spaces for the dwelling unit to one (1) required. This will reduce the overall parking requirement by one (1) for a total of five (5) spaces instead of six (6). The parking inventory should also reflect this change. The following items are required by the Revised Civano IMPACT System and MOU. These items may have already been reviewed by Timothy Smith of Swaim Associates Ltd., Architects AIA, 3936 E. Fort Lowell 202, Tucson Arizona 85712. Because this is now being reviewed for a commercial mix-use different criteria may apply. Please Contact Mr. Smith at 326-3700 to obtain required certification for this project. A stamped set of plans indicating compliance would be sufficient to meet these requirements. Per the Revised Civano MOU Section 5.3.1.2, non-residential building permits shall provide a certification that the plans as submitted provide for a total energy use through the building shell, heating and cooling systems (“building energy use”) of at least 55% reduction for each structure from the annual energy use by a comparable non-residential structure in 1990 as established by the Model Energy Code. The certification shall identify the 1990 level used, the method of determining that level and the source material documenting that level. The energy conservation shall commence at the time of initial occupancy. Per the Revised Civano MOU Section 5.3.1.3, building plans shall identify the manner in which the proposed structures will be designed for the use of solar energy through the orientation for passive heating and cooling purposed, consistent with Civano’s goals. Per the Revised Civano MOU Section 5.3.1.4, plans shall incorporate some beneficial use of solar energy to reduce the energy demands from heating and cooling and interior water heating. Solar devices such as currently found in A.R.S. 44-1761 shall qualify as beneficial uses of solar energy will satisfy this requirement. Per the Revised Civano MOU Section 5.3.1.5, Landscape and hardscape coloration and/or vegetation shall be used to reduce the microclimate temperature adjacent to the structures. The average reflectivity of all major landscape and hardscape surfaces must be 0.5 or greater on the albedo scale or result in equivalent energy savings. Per the Revised Civano MOU Section 5.3.1.6, describe a program that identifies procedures for preserving construction materials for recycling construction materials in construction. Per the Revised Civano MOU Section 5.3.8, plans shall provide built-in recyclable separation features and storage of hazardous materials. Per the Revised Civano MOU Section 5.3.9, plans for each structure shall identify some recycled material used in the construction of the structure. Per the Revised Civano MOU Section 5.3.10, all structures shall minimally comply with the Civano Model Energy Code/Sustainable Energy Standard as adopted and as it may be amended. |

If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is January 25, 2006. 2. This project has been assigned development plan case number D05-0003. Please note the case number in the lower right corner of each sheet on all plans. The development plan case number shall be larger or bolder than the cross-reference case number already listed. 3. Under the vehicle parking calculation, revise the number of vehicle parking spaces required for office to 1.1 spaces. Revise total number of vehicle parking spaces required for office and yoga studio to 4.5 spaces, which rounds up to a total of five (5) spaces required. 4. Since Michael St. Paul is out of the office this week and he has a copy of the parking inventory, verification of parking inventory compliance will have to wait until resubmittal of this plan. 5. Revise the bicycle parking calcualation to required a minimum of two (2) spaces x 40% which will then require a total of three (3) Class II bicycle parking spaces. 6. A physical barrier (i.e. curbing, post bollards) will be required between the driveway and the bicycle parking spaces. This is required to prevent vehicles from damaging the bicycles, rack, or overhanging into the bicycle parking area. 7. Demonstrate graphically or by note, ADA accessible path is flush with sidewalk area and will not exceed maximum slope allowed. If path is sloped, indicate direction of slope and percentage.
