1. Submit a 24 x 36 Reverse Reading Double Matte Photo Mylar of approved Development Plan to City Planning. Signed and dated Mylar will be forwarded to Pima County Addressing prior to assignment of addresses.

2. All addresses will need to be displayed per Pima County Address Standards at the time of final inspection.

COMMENTS:

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is January 18, 2006.

2. The previous comment was not completely addressed by the response comments.

The response comment did not indicate as to the purpose of the parking lot.

The 10-foot utility note does not state that an ingress/egress easement has bee provided for access to the rear lot. Please provide recorded documentation of the ingress/egress easement or will a new easement be recorded?

Portion of previous Comment: Also please clarify if the parking lot is an expansion of parking areas for any of the adjacent sites.

How is access provided to the development along the north side of the proposed parking lot? It appears that the development is landlocked unless an ingress/egress easement has been reserved over the proposed parking lot.

3. It is acknowledged by the response to the previous comment that the proposed parking lot will not be associated with any existing adjacent development. Clarify who will use the parking lot and will it be pay for parking or free parking lot.

The following items must be addressed based on some of the responses to the previous comments.

Handicapped parking is required when providing vehicle-parking spaces at a ratio of one space with and access aisle when 1 to 25 parking spaces are provided. A van accessible parking space is required when providing up to eight or a fraction of eight handicapped parking spaces. In this development 22 spaces are to be provided therefore one van accessible parking space eight-foot wide parking H.C. space with an eight-foot wide access aisle is required.

A back-up spur is required at the end of a row of parking. The back-up spur includes a 3-foot radius and a 3-foot separation between the back of the spur and the fence. See development standards 3-05.2.2.D.

A sidewalk from the handicapped parking space to the on street sidewalk must be provided. The sidewalk must be four feet wide and constructed of concrete. Also the sidewalk may not be placed within a PAAL (Parking Area Access Lane) and must be physically separated from the vehicular use area. If necessary an access ramp must be provided from the access aisle to the onsite sidewalk that leads to the street sidewalk.

Previous Comment: If the parking lot is intended for the use of the adjacent development it is considered an expansion of lot area and the adjacent parcel must be meet full code compliance. Full code compliance includes sidewalks, loading zones, handicapped parking, landscaping along street frontages and within the parking lots. It does not appear that a handicapped parking space has been provided. One handicapped parking space with an eight-foot wide handicapped access aisle is required when providing between one and 25 parking spaces. Additional comment may be forthcoming on the full code compliance issue based on the responses. Label the width of the parking stalls. DS 2-05.2.4.P
