Development Plan

TRANSMITTAL: April 21, 2005
DUE DATE: April 22, 2005

1. Provide recordation information (docket and page numbers) for the provided notarized copy of "Covenant Regarding Development and Use of Real Property" for the lot combination.

2. There are inconsistencies in the total building square footage in the Floor Area Ration (F.A.R.) calculation, the sum of the individual square footages of all 4 buildings as shown on the drawing and in the parking calculations. The sum totals 31,574 square feet from the drawing figures but the FAR reads 29,452 square feet and the totals from the parking calculation total 32,024 square feet. Revise all figures and calculations to be correct and consistent. In the FAR calculation remove the words "Of Lot" which are placed between LUC Notes 5.B.2 and 5.B.3.
LUC 3.2.11

3. Continuous pedestrian circulation must connect between all buildings, including the northernmost phase 2 storage building.
DS 2-08
DS 2-05.2.4.K

4. A minimum 5-foot pedestrian refuge, including a 4-foot concrete sidewalk, is required between the buildings and the PAALs. Please revise plan to show the 5-foot pedestrian refuge, fully dimensioned, where required. For the three storage use buildings only the pedestrian refuge may be only 4 feet wide and is only required on one side of the PAAL. along the entire west side of the building.
DS 3-05.2.2.B.1

04/26/2005 DALE KELCH COT NON-DSD TRAFFIC Denied Traffic Engineering REJECTS this TP:

1. Tucson City Code, Chapter 25 requires driveways to be separated by a minimum of 4' from end of curb returns in Industrial zones (TCC 25-40). The westernmost driveway does not meet this separation requirement. Merely adding a note to the plans does not meet this requirement. SHOW the 4' tangent section. This in essence will shift the entire driveway to the east which may necessitate redesign of other elements within the site.

05/03/2005 CRAIG GROSS PIMA COUNTY WASTEWATER Denied May 3, 2005

Development Review Division (Wastewater)

SUBJECT: Plaza de San Vicente at Castside Research Commerce Center
Development Plan - 2nd Submittal
D05-0001

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. SHEET SD-1. Existing public manhole 2820-08 lies within two proposed parking spaces. As Pima County Wastewater Management Department's maintenance crews and vehicles require access at all times in all weather conditions to all existing public manholes, these two parking spaces need to be deleted.

2. SHEET SD-1. An existing fence was shown along the north side of this projecting with no gate where it crosses Pima County's 12-inch sewer line and the associated 15-foot public sewer easement. There should be an existing gate there, as required during the review of the development plan for the adjacent property. Please verify that there is in fact a gate at this location and confirm this in your next submittal.

3. SHEET SD-1. Existing public manhole 2820-08 receives an existing public sewer line from the east. Show this sewer line along with its size, Pima County plan number and any easements with their respective recording information.

4. SHEET SD-1. A row of parking spaces is being created over Pima County' s 12" sewer line and the associated 15-foot public sewer easement. Therefore, Pima County's sewer maintenance vehicles will not be able travel down the existing public sewer easement. An access easement will need to be granted over the full width of the Parking Area Access Lanes from the entrance drive to where they connect to the associated 15-foot public sewer easement, and the owner of the property will need to provide Pima County Wastewater Management Department with a key to the sliding gate across the access drive.

5. A private Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the development plan.

6. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $39.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

For any questions regarding the fee schedule, please go to http://www.pimaxpress.com/SubDivision/Documents/Fees.PDF where you may find the appropriate wastewater review fees at the bottom of page 1. If the number of sheets changes, please adjust the review fee accordingly.

If you have any questions regarding the above mentioned comments, please contact me. Sincerely,
