Drainage Report:

· Submit with the Grading Plan a revised Geotechnical Report that specifically addresses slope protection (cut and fill) and the required building setbacks from the proposed detention/retention basins.

Tentative Plat/Development Plan:

· Indicate on the Tentative Plat/Development Plan Mylar and on the Final Plat that all proposed easement dedications or abandonments will be processed as part of the Final Plat. If the easements are proposed to be dedicated or abandoned by a separate instrument, they must processed prior to the approval of the final plat and the recordation information must be shown on the final plat.

COMMENTS

1. Per the letter from Glenn Moyer, dated March 17, 2005, this project is subject to Scenic Corridor Zone requirements. A Scenic Corridor application is currently under review. Add the SCZ case number (SCZ 04-013) to the lower right hand corner on all sheets of the tentative plat/development plan. Once approved add to the Scenic Corridor notes the case number, the date of approval, any conditions imposed and colors/materials approved.

2. Minimum 4-foot sidewalk widths are required for accessibility. Dimension the width of pedestrian sidewalks clearly in all locations. In particular, it is not clear on the drawing that 4-foot pedestrian walks are provided along the south sides of buildings 9 and 12 in the location of the landscape diamonds and between the trash enclosure and the southeast corner of building 11. Dimension the sidewalk width at its narrowest point between the buildings and the diamonds / dumpster. The distance between the bldg. wall and the diamonds scales to only 3 feet on the drawing while the distance to the dumpster scales to only 2 feet. Revise.

3. To show that there is a minimum 2-way PAAL width of 24 feet provided, dimension the PAAL along the south side of building 11 at its narrowest point (at the location of the dumpster) which scales to something less than the 30 foot dimension shown immediately to the east of this location.
