Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Eastpointe Commercial Center, Lots 1-5 Development Plan – 2nd Submittal D04-0032 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. A private Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the development plan. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is August 24, 2005. 2. Please address the following items. Per my discussion with Tom Hackett on October 8, 2004, the following items were to be revised, corrected, or added to the plan. a. The parking calculations must be revised to list the number of parking spaces that will be provided on each lot. Also the total number of parking spaces must be revised to list the actual total based on the revised drawing. Per my count of the parking spaces on sheet A1.0 the total number of spaces that will be provided is 278. Please review sheet A1.0 and verify the number of parking spaces. b. All PAAL areas that are designed for two-way traffic must be 24 feet wide. The north/south PAAL along the west side of the building must be 24 feet in width. Please revise the dimension from 23.86 feet to 24 feet. c. Label the width of the third drive-through lane. The minimum width is nine feet. Four stacking spaces must be depicted, dimensioned and labeled. The minimum dimensions for a stacking space is 8.5 feet wide by 18 feet long. Please add the spaces as required. d. The escape lane between the third drive-through lane and the loading zone must be labeled and dimensioned. The lane must be a minimum of 12 feet wide and must be labeled as one way. e. Please re-submit three copies of the color renderings of the building elevations. As discussed with Tom, the color palette and the renderings did not match.
